A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF LA QUINTA,
CALIFORNIA, RECOMMENDING TO THE CITY
COUNCIL APPROVAL OF SPECIFIC PLAN 94-026
CASE NO. SP 94-026 - TRAVERTINE CORPORATION
WHEREAS, the Planning Commission of the City of La Quinta,
California, did, on the 28th day of March, and the 11th day of April, 1995, hold a duly
noticed Public Hearing to consider the request of Travertine Corporation for a 909.2 acre
project, consisting of 2,300 residential units, two golf courses, a resort hotel, commercial, and
open space/recreation on a site generally bounded on the north by 60th Avenue, 64th
Avenue on the south, Madison Street on the east, and Jefferson Street on the: west, more
particularly described as:
A PORTION OF SECTIONS 3, 4, 5 AND 33, TOWNSHIPS
5 AND 6 SOUTH, RANGE 7 EAST, S.B.B.M.
WHEREAS, said Specific Plan request has complied with the
requirements of the California Environmental Quality Act of 1970 (as amended), and
adopted by City Council Resolution 83-68, in that the Community Development Department
has completed a Draft and Final EIR, which have been reviewed and considered by the
Planning Commission of the City of La Quinta.
WHEREAS, at said Public Hearing, upon hearing and considering all
testimony and arguments, if any, of all interested persons desiring to be heard, said Planning
Commission did find the following facts and reasons to justify the recommendation for
approval of said Specific Plan.
1. The proposed Specific Plan, in conjunction with General Plan Amendment 94-026,
is consistent with the goals and policies of the La Quinta General Plan.
2. The Specific Plan, as conditioned, is compatible with the existing and anticipated area
development.
3. The project will be provided with adequate utilities and public services to ensure
public health and safety.
4. Adherence to the mitigation measures identified in the Final EIR, which have been
incorporated into the Conditions of Approval, will ensure that all identified
significant impacts will be reduced to levels of non -significance, with the exception
of impacts to issues, for which Statements of Overriding Considerations will be

adopted by the La Quinta City Council.
NOW, THEREFORE, BE IT RESOLVED by the Planning
Commission of the City of La Quinta, California as follows:
1. That the above recitations are true and correct and constitute the findings of the
Commission in this case;
2. That it does hereby recommend certification by separate Resolution of the Final
Environmental Impact Report for this Amendment by the La Quinta City Council.
3. That it does hereby recommend City Council approval of the above described
Specific Plan request for the reasons set forth in this Resolution, and subject to the
attached Conditions of Approval.
PASSED, APPROVED, and ADOPTED at a regular meeting of the
La Quinta Planning Commission, held on this 1Ith day of April, 1995, by the following vote,
to wit:
AYES: Commissioners Anderson, Abels, Butler, Newkirk and Chairman Adolph
NOES: Commissioner Gardner
ABSENT: Commissioner Barrows
