The Observation was performed on this building on January 12, 1999 at Time 10:30 AM. An inspection was performed for the load path elements including; shear panel type and nailing, shearwall to roof connections, blocking, drag and strap connections, general framing (in conformance to conventional framing standards) and mechanical anchorage. Excerpt from 1994 Uniform Building Code Section 1702 — Structural Observation: Structural Observation shall be provided in Seismic Zone 3 or 4 when one of the following conditions exists: 1. The structure is defined in Table 16-K as Occupancy Category I, II or III or, 2. The structure is required to comply with section 403, or 3. When so designated by the architect or engineer of record, or 4. When such observation is specifically required by the building official. The owner shall employ the engineer or architect responsible for the structural design, or another engineer or architect designated by the engineer or architect responsible for the structural design, to perform structural observation as defined in Section 220. Observed deficiencies shall be reported in writing to the owner's representative, special inspector, contractor and the building official. The structural observer shall submit to the building official a written statement that the site visits have been made and identifying any reported deficiencies which, to the best of the structural observers knowledge, have not been resolved. ❑ The structure was found to be in conformance with the design details, framing plans and structural notes. The engineer responsible for the structural design has certified to the best of his knowledge that the building complies with the design, drawings and details for the lateral resisting system. ❑ Structural corrections have been made and confirmed by the engineer responsible for the structural design on This letter shall be submitted to the building official to certify that compliance with Section 1702, and Section 220 of the 1994 Uniform Building Code and previous deficiencies have been corrected. The engineer -certifies tot.the ;. best of his knowledge that the structural deficiencies have been resolved and are in conformance with the intentions of the STRUCTURAL ENGINEERING FOR - CUSTOM HOMES - REMODEL - COMMERCIAL - LIGHT INDUSTRIAL - SEISMIC RETROFIT & REPAIR - UNREINFORCED MASONRY - RETAINING WALLS & FOUNDATION - REPORTS:,- DAMAGE EPORTS: DAMAGE ASSESSMENT -NEW ROOF -INSURANCE CLAIM -DENNIS S. The local building inspector may verify the corrections at the time of the scheduled framing inspection. All other load path connections have been made in compliance with section 1702 Observation requirements. Corrections shall not require additional Observation unless noted otherwise or required by the building official. Number Description of Structural Deficiency 1. Anchor Bolts or MAS anchors missing at West wall of Northwest comer bedroom where track was cut for plumbing fixtures. Install epoxy anchor no inspection required) 2. Anchor Bolts or MAS anchors missing at the West wall of the garage where the track was cut for installation of plumbing lines. Install epoxy anchor no inspection required) , 3. Anchor bolts or MAS anchor missing at South wall of residence where bottom track was lapped to insure proper shear transfer. Install epoxy anchor no inspection required) 4. Plywood panel screw connection to Light Gauge Track is too close the ends of the flange at a couple of locations — North wall of the kitchen (adjacent to exterior entry wall), at South wall of residence near rear bedroom. Reinstall screws closer to center of flange width. 5. Secure non -nearing wall at West side of bathroom (adjacent to Southwest bedroom) to slab with power driven nails. Wall is not presently secured to slab. 6. GENERAL — CHECK ALL ANCHOR BOLTS FOR PROPER INTALLATION AT LOCATIONS WHERE THE LOWER TRACK HAS BEEN CUT TO ACCOMMODATE OTHER SERVICES. EPDXY ANCHOR INSTALLATIONS AT THESE LOCATIONS DO NOT REQUIRE DEPUTY INSPECTION. The quality of construction on this phase of homes is greatly improved from prior phases. I was pleased to see that all shear transfer connections were properly in place (drag straps from the trusses were properly and cleanly secured to shear walls). All tension anchors used to resist uplift on the shear panels were properly and cleanly installed All shear transfers and load paths were inspected and found to be properly in place. Therefore, I find the homes to be in compliance with the structural design pending the installation or correction of the deficiencies noted above. The job site building inspection may verify the installation of anchor bolts required by code or as noted on plans to satisfy this oJa!;rvation. Additional Observations should not be required unless noted otherwise by the inspector of building official. S.
