CONSTRUCTION: This one story, single family residence is wood framed on a concrete slab on grade. The framing is typical of much of the residential framing we see being installed currently. 'The studs are not true and straight and as we see too often, are producing walls that are warped and bowed. Tfje wood stud framing has been clad with a one -coat Basecoat system referred to in'ICBO ES reports as-a:CEMENTITIOUS EXTERIOR WALL COATING. Re: Exterior Cementitious Wall Coating 53590 Avenida Ramierz, La Quinta October.17, 2001 —Page 2 These systems are described in ICBO-ES AC 11; ACCEPTANCE CRITERIA FOR CEMEMTITIOUS EXTERIOR WALL COATINGS. They consist 'of .rig_d insulation board sheathing secured to the framing with wire fabric lath that is covered with a fiber reinforced cement based plaster typically modified with emulsified acrylic admix in the mixing -water. All components of the exterior coating must be combined in the plant except for sand and water or cement and water. In lieu of limited field mixing of components as set forth in Section 3.2 of the ACCEPTANCE CRITERIA, a special inspector complying with UBC Section 1701.2 or IBC Section 170.4 must be used. I don't know if evidence has been furnished to certify that the sand meets the requirements of the ONE COAT STUCCO SYSTEM'S Evaluation Report. The reports of all the manufacturers of one -coat basecoat stucco systems require that the coating be applied in one or two coats to a minimum 3/8 -inch thickness with the lath embedded and not exposed. Where I could estimate, the basecoat thickness such as on the rear elevation where material had been removed by others, it appeared to be 3/8 -inch thick. Other areas nearby had exposed. lath as a result of bowed framing. The plasterer in his attempts to level the surface. has some thin and some thick plaster areas. The thin ureas will have to be "beefed up" with additional plaster..` The basecoat is hard and abrasion resistant where I could abrade it with a coin. I _was shown.one small area where someone felt that the surface was powdery and soft. There were some unhydrated cement particles that were apparent when rubbed by hand but I didn't notice softness. Misting with water. any areas unhydrated cement particles should eliminate the powdery'condition. I was told that remarks had been made that total re-Ioval of the installed system was necessary-. I do not agree with that conclusion! Presuming that the insulation board and .lath have been properly secured to the framing with the appropriate fasteners, additional cementitious coating (containing emulsified acrylic admix (glue) to provide the required minimum thickness couldbe `. applied. Since these surfaces are going to receive a mineral stucco integrally colored finish, this can be done within 72 -hours of basecoat application. After 72 hours a bonding agent applied directly to the basecoat or added to the finish coat mixing water would be required.
