On May 18`h 2006.at4pproximately 1:00PM the following:feld observations were noted while
accompanying: Code Compliance Officer'Elizabeth Escatelyinvestigating.an un -permitted garage
'conversion...The existing:garage was -.converted into two bedrooms with"a half bathroom. County
of Riverside permit #403'1.67 reports the -dwelling with an attached 399 square foot garage with a
final date of 2/3/8L No'other records were found: on file tojustify the as -built construction
observed.
Per the City of La Quinta Municipal Code Sectiori,9.150.060 the'garage conversion is not
permitted. This structure is a pie -existing non -conforming. structure and Mr: & Mrs. Donato shall
be required to demolish the interior wallconstruction to.obtain a minimum�399 square foot
garage interior. No�bui ding or structure.shall, be constructed, altered, improved, removed,
converted or demolished unless a separate perinit for each build' g or structure has first been
obtained from the building.official.-(20Ql California'Building,Code sectio' n.106.1) Mr. & Mrs.
Donato shall be requiredao submif a deinolrtioir permit application with -plains demonstrating; 1)
existing conversion conditions and 2) a garage plan demonstrating minimum parking compliance.
(CBC 106.3.3 Information ori.plans and specifications) The garage plan shall include firewall &
fire door notation, 'electrical,mechanical and.plumbiiig information as applicable to the structure.

In summary, a Building. Permit is required, for the demolition of the garage conversion to obtain
the original permitted and approved minimum 399 -square foot clear.'netinterior garage for
compliance. After the submittal of plans and'a comprehensiveplan reviewa permit will -be issued
with approval to. demolish and remove the:un-permitted, garage conversion. Work for which a
permit is required shall.be-subject to inspection,an"d shall.remain accessible and exposed for
inspection until approved. The Owner is -advised' to contact and c6prdinate'required inspections
for the Cove.area with Senior Building Inspector Kirk Kirkland (760,),777=7016 prior to starting
any work.
