Report of Testing and Observations During Grading by Buena Engineers,
Inc. dated April 4, 1989; Report No. 89-03-797
This letter is concerning the proposed remodeling of the existing office building as it
relates to the allowable bearing values of the existing footings. It is our understanding
that the proposed remodeling will result in additional loading on the existing footings
in several areas.
We have reviewed the above referenced reports along with the original footing
calculations prepared by Carlos Elias dated February 4, 1989. According to the
original calculations an allowable bearing value of 1200 psf was used to determine
footing sizes. Allowable bearing values of 1400 to 2500 psf were recommended in the
referenced Soil Engineering Report dependent on type, size and depth of the footings.
Based on the conservative nature of the original foundation design, it is our opinion
that the existing footings can safely support increases in loading due to remodeling of
up to fifty percent (50%) of the present loading. If increases above fifty percent (50%)
are planned the footings involved should be evaluated on an individual basis to
address the potential for differential settlements. .
