the unpaid PRINCIPAL AMOUNT DUE ON ANY TRUST DEED OF RECORD IS MORE OR LESS THAN THE AMOUNT HEREIN SET
FORTH, adjust the difference in cash through this escrow, unless otherwise provided for herein,

(acomply with the written demand to not complete this escrow; and

9. You are hereby authorized to deposit any funds or documents handed you under these escrow instructions, or rause the same. to to deoosited,

10. All parties agree 'hat as far as your rights and liabilities are involved, this transaction is an escrow and not nay other regal relation and vou are an
escrow holder only on the within expressed terms, and you shall have no responsibility of notifying me or any of the parties to this escrow of any
sale, resale, loan, exchange. or other transaction involving any property herein described or of any profit realized by any person firm or corpora-
tion (broker, agent ami parties to this and/or any other escrow included) in connection therewith, regardless of the fact that such transaction(s)
may be hnn,tlec'. by you in tlr; escrow or in another escrow.
11. You are not to be conr;erned with the giving of any disclosures required by Federal or State law, specifically but not exclusively, RESPA (Real
Estate Settlement Prpce:dares Act). Regulation Z (Truth in Lending disclosures) or other warnings, or any warranties, expressed or ;mplied.
Neither are you to be concvmr.,d with the effect of zoning ordinances, land division regulations. or building restrictions wh ch may pe!tain to or
affect the land or irnprove�merits that are the subject of this escrow.
12. The parties to this escrow have satisfied themselves outside of escrow that the transaction covered by this escrow is not in violfttion of the Subdi-
vision Map Act or any oll-Dr law regulating land division, and you as escrow holder are relieved of all responsibility and/or liability in connection
therewith, and are not to be concerned with the enforcement of said laws.
13. In the event any Offer to Purchase, Deposit Receipt or any other form of Purchase Agreement is deposited in this escrow, it is understood that
such document shall be effective only as hetween the parties signing said document. You as escrow holder are not to be concerned with the: terms
of such document and are relieved of all responsibility and/or liability for the enforcement of such terms and your only duty being to comply with
the instructions set out in this escrow. In connection with any loan transaction involving an FHA, or VA loan, you are authorized to deliver a copy of
any such document to FHA, VA or lender as the case may be.
14. Time is of the essence of these escrow instructions. In the event of taiiure to pay fees or expenses due you hereunder, on demand, I agree to pay a
reasonable fee for any attorney's services which may be required to collect such fees or expenses.
15. If a party to this escrow unilaterally assigns or orders the proceeds of this escrow to be paid to other than the original parties to this escrow, such
assignment or order shall be subordinated to the expenses of this escrow, liens of record on the subject property, and payments directed to be
made by original. parties together. If the results of such assignment or order would be to leave the escrow without sufficient funds to close, then
you are directed to close nevertheless, and to pay such assignments or orders only out of the net proceeds due except for such assignments or
orders, and to pay them in the order in which such assignments or orders are received by you. You are to furnish a copy of these instructions,
amendments thereto, closing statements and/or any other documents deposited in this escrow to the lender or lenders and/or the real estate
broker or brokers involved in this transaction upon request of such lenders or brokers. In the event of an assignment or transfer of interest by
operation of law, with or without the approval or consent of any or all of the parties hereto, you shall retain the right to deduct any and all escrow
costs, fees and expenses provided for herein from said assigned or transferred funds, properties or rights, said assignment or transfer
notwithstanding.
16. These instructions may be executed in counterparts, each of which shall be deemed an original regardless of the date of its execution and
delivery. All such counterparts together shall constitute one and the same document.
17. The parties to these escrow instructions authorize you to destroy these instructions and all other instructions and records in this escrow at any time
after seven (7) years from date of close of escrow.

Lennox HP18 Series Heat Pump Systems Provide
Low Cost Installation With Heating -Cooling Efficiency
The HP18 series outdoor units with matching indoor units are
designed for builder type applications in apartments, hotels, motels,
condominiums, new single family housing or retrofits. HP18 units
have SEER's of up to 8.70 with a cooling capacity range of 17,800
to 56,000 Btuh and a COP rating of up to 2.80 with a heating
capacity range of 17,500 to 62,000 Btuh. Matching blower -powered
indoor units with optional supplemental electric heat are available
to provide selective sizing and installation versatility. See Selec-
tor table. For complete data on indoor units see individual bulletins
indexed in this section.
Weather resistant cabinet is constructed of galvanized steel with
a baked -on outdoor enamel paint finish for maximum protection
from rust and corrosion. Extra large four sided wraparound coil
with durable copper tubing and ripple -edged aluminum fins pro-
vides maximum efficiency. Powerful direct drive fan with totally
enclosed motor draws air thru the entire coil and discharges it up
and away from shrubs and lawn. Rugged, PVC coated steel wire
condenser fan and coil guards are furnished. Compressor is pro-
tected from excessive current and temperatures. Electrical con-
trol box is located for easy access. Service valves and refrigerant
line connections are externally located. Available as options to be
ordered extra are; refrigerant line sets and check and expansion
valve kits.
Outdoor units are shipped completely factory assembled, piped
and wired. Each unit is test operated at the factory to ensure proper

WATER HEATER
(INTEGRAL TANK MODEL)
General Description
The E -Tech Water Heater is a non -reversing (heating only)
air -to -water heat pump (WHHP). It is used instead of a
regular water heater in order to save energy. It operates on the
heat pump principle; i.e., a compressor operating in a non-
reversing refrigeration circuit extracting heat from the air and
expelling it through the condenser to the water.
The unit is designed for new construction, replacement, or
wherever a suitable electric or gas water heater is not currently
in place. The heat pump is shipped attached, plumbed and
wired to an 82 -gallon electric water heater tank.
The heat pump section contains a compressor, air -to -
refrigerant evaporator coil, air fan, water circulating pump,
refrigerant -to -water condenser coil, expansion device, and
controls. Air is forced over the evaporator coil by the fan.
while water is circulated from the bottom of the hot water
storage tank through the condenser coil, and returned to the
tank by the circulating pump.
E -Tech Water Heaters have been thoroughly tested by utili-
ties, government agencies and independent laboratories. All
ratings and specifications are in accordance with standards
proposed by the Air Conditioning and Refrigeration Institute
or the Gas Appliance Manufacturers Association.
Installation and Operation
The Model R 102 Water Heater is designed to be installed as
easily as a standard electric water heater: hot and cold lines are
soldered to the stubs on the heat pump and a 25 amp, 230 volt
power supply is connected. The only additional steps required
are purging air from the heat pump water lines and running a
condensate line to a suitable drain.
The heat pump must be protected against freezing and.
temperatures greater than 95°-115* F.* This will normally
exclude attic installations. The WHHP may be installed in
unconditioned, freeze -protected space or in conditioned
space. The space cooling effect of the W H H P may have some
impact on the heating and cooling requirements of the condi-
tioned space. The minimum size closed space for installation is
750 cubic feet; less space is required if air now is permitted.

(from 45* -50* F depending on relative humidity and inlet
water temperature) the heat pump will automatically shut off
and the resistance element in the tank will be activated. In
addition, there is a three -position switch to select the normal
heat pump mode, resistance heating only mode, orsystem off.
The R102 Water Heater is designed such that if the heat
pump must be removed for service, the tank and household
plumbing may be left undisturbed. Placing the selector switch
on "resistance heating" insures water heating during the ser-
vice period.
