CONDITIONS OF APPROVAL AND DISCLAIMER
1. Unless specifically agreed otherwise in writing by the Board of Directors, approval of the submitted
plans is the responsibility of the Association and is also conditioned upon the Owner agreeing to assume
the cost for any additional maintenance directly or indirectly caused by the proposed modification (s),
addition(s), or improvement(s).
2. During the approval process, the Association may require that its architect, landscape consultant,
attorney, contractor, etc., review the proposed plans. The Owner will be required to reimburse the
Association for any of these expenses. Such reviews are very limited in scope and may not be relied
upon by the Owner to ensure correctness of plans from either a legal, architectural, structural,
engineering, landscaping, etc. standpoint.
3. The Owner further agrees and represents that as a condition of submittal, he/she has independently
reviewed and confirmed that the proposed plans are correct from a legal, structural, architectural,
engineering, and/or landscaping standpoint and will not in any way, other than that which has been
disclosed in the .application, negatively impact the Association or cause damage or additional
maintenance to Association owned and/or maintained property.
4. The Owner further agrees and represents that he/she has complied with all applicable Federal, State,
county and City laws and ordinances and has obtained all necessary permits in connection with the
.V roposed plans. Applicant further agrees not to commence the proposed project plans until the
Association approves the architectural change application.

CONSTRUCTION REGULATIONS
1) No dirt, debris or other related construction material is to be dumped on any part of the PAINTED COVE property
including the undeveloped land. All excess material is to be disposed of off-site.
2). No material is to be delivered and placed in the street. Do not stockpile material on adjacent property, including the golf
course. Contractors will be required to place all pallets, cement and other materials in Owner's driveway, yard or garage.
Any material stockpiled in the driveway is to be left in such a manner that it will not be an annoyance, visual distraction
or a hazard to surrounding Owners. Do not block any mailbox access:
3) All trash and debris is to be picked up daily and the street cleaned. Owner and contractors shall work with the Association
relating to the regular day the streets are cleaned. When a hazard has been created, such as an open trench, hole,
exposed wiring, etc., it must be barricaded in such a manner that injuries and accidents will be prevented.
4) If access via the golf course is necessary, written permission must be obtained from the Golf Course Operator and given
to the Association before any work begins. No existing barriers are to be removed to gain access to the property or any
other areas.
S) If the property is currently being purchased, no work shall begin until escrow closes. .Owner must verify property lines
before starting any work.
6) During the course of work, all vehicles shall be parked on the same side of the street so congestion will not be created.
There will be no parking in or blocking of the driveways of surrounding Owners.
All damages, or non-compliance with these construction regulations must be repaired prior to the completion of the
�. project. If not corrected, the Association will complete the work and assess the Owner.
8) When applying surface material to concrete patios, walkways, etc., the Owner assumes risks for all damages, staining,
and breakage, which maybe caused by Association landscapers, mowers, edgers, and other equipment.
9) Drainage systems must be confined to the Owner's property and designed to adequately cant' the water away from the
structure and to the street.
10) Failure to comply with the above regulations may result in denial of the Contractor's entry into PAINTED COVE.
