Re: Second Submittal for Architectural Improvements (Lot 5)
Mr. Temple,
This letter is to confirm the actions by the Architectural Committee and Landscape Committee
concerning your Second Submittal for Architectural Improvements on Breva Lot #5 in the Citrus.
The Architectural Committee is in receipt of all required plans for the Second Submittal:
1. Working Drawings with a minimum scale of/4" : 1"-0"
2. Precise or Finish Grading Plans
3. Landscape Plans
Upon review of the initial landscape plans for Lot 5, the Landscape committee noted that the plants
and placement are acceptable, but cautioned that the Lantana intended for use in the front yard will
burn from frost damage each year and the Legustrum along the back will burn with the heavy sun
exposure each summer. The Committee did not require any changes to the plants. The submitted
plans were missing the irrigation specifications. A revised set of plans, including irrigation
specifications, was received on June 13, 2014. Upon review, the Landscape Committee approved the
revised plans.
The Architectural Committee reviewed the Working Drawings and Precise or Finished Grading
Plans. The Committee found the plans expectable.
On August 4, 2014, the Architectural Committee, by majority vote of the committee members,
approved the entire Second Submittal for Breva Lot 5. You are authorized to begin your project and
proceed to the point of the Third Submittal.
SUBMITTAL NO.3 - SURVEYED PLAN: After the foundation for the dwelling unit and all
other improvements, which are located within the building envelope, have been staked, the
Owner shall have the Lot surveyed by a certified surveyor. The purpose of the survey is to
insure that the boundaries of the building envelope are not violated. This survey must be
submitted to the Architectural Committee for approval prior to the commencement of
construction, e.g., the pouring of footing and foundations.
Submittal No. 3 Review: The Architectural Committee must approve or disapprove the
surveyed plan within ten (10) business days after receipt of the survey by the Association's
Property Management Company. Failure by the Committee to act within the ten (10) day
period will constitute approval of the submittal.
