Thronson Approval of Submission Re: 78-975 Calle Brisa Dear Mr. & Mrs. Thronson, The Architectural Committee reviewed your submission to install a pool & spa at your home at the above address in Rancho L'a Quinta Homeowners Association. Your submission as presented is approved upon the following conditions: • All work is to be done in accordance with all applicable requirements of governmental entities, including the City of La Quinta and in accordance with all Homeowners Association architectural guidelines and governing documents. • If required, a City of La Quinta building permit will be obtained and copy furnished to the Association prior to commencement of work. • Materials may not be stacked on the street. Mt. Thronson, 78975 Calle Brisa and Mr. Saretsky, 78985 Calle Brisa met with Randy High of the RLQ HOA, Johnny Carey of Bubble Springs, and Nolan Sparks of T.D. Desert Development, LLP and agree to the following: • No easements have been recorded regarding the area between the two houses. • The property line is a straight line roughly 5' off of the Thronson home and parallel to the exterior wall. • The only access to this area is through the Saretsky entry gate. • Saretsky understands that Bubble Springs will be installing gas and electrical conduit in this area on Thronson property to serve the Thronson rear yard, but will need access through the Saretsky gate. Bubble Springs will remove and reinstall/replace any landscaping material- necessary to complete the work whether on Thronson or Saretsky property. The cost of this work will be the responsibility of Thronson. • Saretsky plans on improving his rear yard sometime in the future and will need gas and electrical service lines. Bubble Springs will install these two conduits now while performing the Thronson work. These lines will be on Saretsky property and will run from the east side of the house under the driveway and then along the entry walk and continue along the side of the house to a point near the a/c units. These lines will be capped off for future use. TDDDLP will be responsible for the cost of this work. • Pursuant to the RLQ ACC review of the proposed improvements earlier today of the Thronson property and the understanding achieved at this meeting, Randy High and Nolan Sparks of the RLQ ACC verified that the improvements met with ACC approval.
