As a result of a recent review of our subcontractors scope of work on Phase I, we became aware
of an item that the roofer overlooked during the construction of your Home. The items which
were omitted are the roof dormer vents. For appearance reasons, we elected to upgrade from the
traditionally larger dormer vents to a less noticeable O'Hagin roof vent that is shaped like a roof
tile and is much less visible from the ground. The O'Hagin vents were installed on the models and
two production units, but not on'the balance of the production units as a base standard item.
As this time we would like to install the O'Hagin vents over the next 30 days. The work will be
performed by the original roofing contractor and will not affect the warranty of your roof in any
way. The work is estimated to take 4 hours per house. Access for the work can be gained from
the front of the house and will not require you to be home.
Please contact me if you have any questions or concerns and T will be happy to discuss them with
you. Otherwise, we will be moving forward with the installation. You will be contacted at least
one day prior to any work commencing on your home.

The s letter is to discuss recent events which have occurred at Sonrisa and to
clarify and put to rest 'al ' legations of which we have recently become aware. Oliphant and
Williams Associates, Inc. nd its principles have been actively engaged in the general contracting
business in the CoachellaValley for over thirty-five years. We have been responsible for the
construction of hundreds of homes and commercial projects. We have maintained an exemplary
record and have earned the respect of public officials and industry professionals throughout
Southern California. We believe that Sonrisa is one of the finest housing projects undertaken by
Oliphant and Williams Associates, Inc. on behalf of any developer.
Two recent events have occurred within the project over the past few months that seem to
need some explanation, First, there was afire at one of the homes at Sora isa in the first phase.
The authorities have conducted a detailed investigation which unfortunately has been
inconclusive. While the official cause has not been ascertained, we strongly urge that you be
extremely careful if you install any electrical wiring, electrical fixture or appliance on your own.
We highly recommend that you use a qualified, licensed electrical contractor. If you have any
concerns regarding the electrical wiring that we installed, we will be more than willing to have
our commercial electrical contractor examine your electrical installation. While we do not
believe that this inspection is necessary, we would be happy to arrange an inspection for your
peace ofmind. An inspection should take no longer than 20 minutes. You may contact my

The second issue concerns a minor construction accident. During the construction of 'a
retaining wall next to Lot 96, a portion of the garden wall collapsed, While this is unfortunate,
accidents do happen. We immediately commenced -the installation of the retaining wall and
replacement of the garden wall. While we understand the distress and inconvenience caused to
the homeowner, we do believe that the homeowner overreacted to the incident. It is our. position
that this overreaction may have precipitated communications to you by the homeowner making
reference to alleged construction defects which he/she believes might possibl be present at
Sonrisa.

It is our understanding that a meeting was held with various 'homeowners and an
attorney. 'It is also our understanding that the attorney properly explained that these homes are
still under warranty. We have always been available to handle any warranty issues and invite you
to follow the instructions provided to you'in the Homeowners Manual. Simply write down any
wat anty issues that need our attention then fax your list to (760) 345-5501 (or mail your list to
77-900 Avenue of the States, palm Desert, CA 92211). We will schedule the work as soon as
possible. Indeed, there are very few warranty issues which have been presented to us by any
homeowner to date. We believe that for a project of this magnitude, the quality of construction
has been excellent. We stand firmly behind our product.
In light of the recent meeting, I would like to caution all homeowners of the peril of
unnecessary and unfounded construction defect rabblerousing. Although some 'construction
defect claims are justified on very poor projects, most projects are constructed well beyond code
requirements. As I indicated above, we believe that Sonrisa is a fine product. The problem with
construction defect "talk" is that it unnecessarily impacts the value of yAur home in a negative
manner. You have a home that you should be proud of and is an investment in your future. All
we ask is that you be fair and consider the source of any complaint against Oliphant and Williams
Associates, Inc. and that source's motivation. Once again, we firmly stand behind our product
and are available for any legitimate warranty work.
Sonrisa has been a very successful project. We trust that it will continue to be even more
successful in the fixture. We welcome your comments and truly value our relationship with you.
