O. Box 356 La Quinta, California 92253 Project: Taylor Residence 57-175 Peninsula Lane The Peninsula at PGA West La Quinta, California Subject: CeotechnicaI Update Ref: Soil Engineering Report prepared by Buena Engineers, Inc. dated December 14,1984; Job No. B -14413-P1, Report No. 84-1.2-239, Geotechnical Update prepared by Siadden Engineering dated September 11, 1998, Project No. 5448095. As requested, we have reviewed the referenced Soil Engineering Report end Geotechnical Update ay they relate to the proposed development for update purposes. The project site is located at 57-175 Peninsula Lane within the PCA West development in the City of La Quinta.- California. uinta;California, The project will include a single family residence along with the ons_.te improvements and the installation of various underground utilities. -The referenced Soil Engineering Report includes recommendations pertaining to the construction of residential structure foundations. Based upon our review of the referenced report, it is our opinion that the recommendations provided for the design and construelion of structure foundations remain valid for this phase of the project. Pertinent structural values are summarized below. Allowable Bearing Pressures: The allowable bearing pressures recommended .in the referenced report prepared by Sladden Engineering remain applicable. Conventional shallow spread footings should be bottomed into properly compacted fill material a minimum of 12 inches below lowest adjacent grade. Continuous footings should be at least 12 inches wide ,and isolated pad footings should be at least 2 feet wide. Continuous footings and isolated pad footings should be Y designed utilizing allowable bearing pressures of 1300 and 1800 psf, respectively.. I d 6090ZZZ089'ON/9£:6 1S/9£:6 ZOOZ 6 8dd(N0!'d) HIM Wldd UHVIS W08J 0 April 5, 2007 -2- Project No. 544-07138 07-04-268 .Allowable increases of 100 psf for each additional i foot of width and 150 psf for each additional 6 inches of depth may be utilized if desired. The maximum allowable bearing pressure should be 2500 psf. The recommended allowable bearing pressures may be increased by One-third for wind and seismic loading. Pertinent 2001 UBC Seismic Design information is su-mmarized on the attached data sheet. 'The bearing soils are non -expansive and fall within the "very low" expansion category in accordance with Uniform Building Code (UBC) classification criteria. General Site Grading. Because the lot has been previously rough graded including remedial overexcavation, the remedial grading work necessary at this time should be minimal. Prior to' grading, the building pad areas should be cleared of the existing surface vegetation and roots. The surface soil should be watered and the surface should be recompacted to correct any disturbance that may occur during clearing operations. Any fill material placed within the building areas should be placed in thin lifts at near optimum moisture content and compacted to at least 90 percent relative compaction. Compaction should be verified by testing. Building Code, Chapter 16 of this code, contain substantial revisions and additions to earthquake engineering design criteria. Concepts contained in the code that will be. relevant to construction of the proposed structures are summarized below. Ground shaking is expected to be the primary hazard most likely to affect the site, based upon proximity to significant faults capable of generating large earthquakes. Major fault zones considered to be most likely to create strong ground shaking at the site are listed below.
