It should be noted that there were a number of items that must be corrected for the present facility to continue as an educational institution. The structure is.a converted house which is substantially the same floor plan and design now as it was when it was a house, with a converted garacre which is attached to the house'. The following items along 'with the items noted in the attached Fire Department letter must be complied with. 1. The ramp at the classroom that was a garage must not be more than a 1 to 12, Title 24 State Energy Calc's. 2.1 All door's must be'a minimum of,3-foot with a clear width of 32 -inches. Sec. 330A (E) U.B.C. 3. All required Exit Doors must have hardware which ccnplies' with Sec. 3304 (C) U.B.C. 4. M double -key deadbolts. Deadbolts shall be openable from the inside without the use of a key or any special knowledge .or effort. Sec..2304 (C) U.B.C. 5. Corridors must be not less than 44 -inches. Sec. 3305 (b) U.B.C. 6. The F.A.U. system in the upper office area closet does not have proper ventilation. The unit does not have the proper clearances. Sec. 1904 and Chapter 5,6,7 U.M.C. 7. The combustible items being stored in the F.A.U. closet must be removed. 8. The current heating system is not adequate, submit.a Manuc-il "J". 9. The electrical system 'needs to be increased so as to handle the current needs. 1984 N.E.C. 10. Exposed electrical wires to be protected or removed as the 1984 N.E.C. calls for. The hot-water heater must have the pressure relief valve taken to the outside of the building and terminate not less than 6 -inches nor more than 18 -inches from the ground. Sec. 1007 U.P.C. 12. You must have two restrooms, one for the girls and one for boys. The restrooms shall comply with Sec. 805 of the U.B.C. 13. The garage that is unattached and is being used as a multipurpose classroom must have adequate lighting and ventilation as per Sec. 805 of the U.B.C. 14. The multipurpose classroom shall also conply with Sec. 3304 of the U.B.C. This requires that a walk through main door to the outside be in the building. The overhead garage door does not comply. 15. In general the premises were maintained in a neat and orderly fashion. The staff appeared to be concerned with safety and an obvious effort had been made to be in compliance with applicable codes. The building is old and was not designed as a school facility. With the correction of the deficiencies listed below I would feel corifortable granting fire clearance for the building as an E-2 occupancy as it is now. However, I believe the buildings would not be suitable as an E-1 without major renovation including re -wiring of the electrical service, re -roofing, and a re -working of the heating & air-conditioning. The following items are in need of correction: 1. Hardware on the exit doors is not proper, double -key deadbolts and residential type doorknobs which must be unlatched before turning should be replaced with knobs which may be turned to open from the inside even while locked. UBC 3304(c) 2. The present fire alarm system consisting of a hand-held alarm is adequate for a one -room school situation only. The present use of the former garage as a second multi-purpose classroom building requires that a central fire alarm system be installed with a bell or horn audible in all areas and a pull -station near each means of egress from each building. The best arrangement for present site plan would he a pull -station at the multi-purpose building and one at each end of the main building (inside). 3. Use of the former garage as a multi-purpose/classroom requires that it have an unobstructed exit door of the ordinary walk-through type. The overhead garage door does not qualify as a required exit.
