This letter is being provided as a list of corrective actions necessary to clear this property of building code compliance issues. Please note that Riverside County records have not yet been received and items are subject to change. Items are as follows: [South Patio Cover] A permit does not exist for the current construction. Options of compliance include; demolish the existing construction; or provide plans for permitting to keep the existing structure based on either the City Standard patio design or an engineered design to be provided by the applicant. A complete site plan demonstrating proper setbacks to all property lines is required for permitting. As observed during site visit, the current construction does not comply with City Standards for Covered Patios, meaning engineering would be necessary or that alterations would be necessary to bring the patio into compliance with City Standards. k [North Patio Cover] A permit does not exist for the current construction. Options of compliance include; demolish the existing construction; or provide plans for permitting to keep the existing structure based on an engineered design to be provided by the applicant. A complete site plan demonstrating proper setbacks to all property lines is required for permitting. Additionally, as observed during site visit, the current construction includes electrical installations that have obvious code violations, including incorrect conductor types and electrical equipment, and shall be removed and safely terminated. [Patio Cover Enclosure] Alterations have taken place since the original dwelling and attached patio cover were permitted and constructed — In addition to enclosing, the patio sliding doors have been removed and air-conditioning has been installed. Patio enclosures are required to comply with California Residential Code Appendix H which limits the amount that may be enclosed, and regulates a minimum openness. Options of compliance include; removing the air-conditioning, glazing and side walls, and obtaining a permit to replace the removed sliding glass doors; or obtaining a permit to enclose the patio per CRC Appendix H, which would still require the removal of the air-conditioning unit, and the replacement of the sliding glass doors. [Garage] Occupancy separation between garage and dwelling has been altered by the addition of a door in the master bathroom. Doors separating a garage from a dwelling are required to be self-closing, self -latching and a made of solid -wood, solid -core steel, or honeycomb -core steel door, and be a minimum 1-3/8 inch in thickness. Options of compliance include; removal of the door, and framing in the opening — including insulating and installing 1/2" minimum thickness drywall on each side; or obtaining a permit for the installation of an approved door. Additionally, alterations have taken place without proper permits and inspections, which include electrical installations and a mechanical air-conditioning unit. Again, the electrical installations have obvious code violations, including incorrect conductor types and electrical equipment, and shall be removed and safely terminated. Installation of air-conditioning equipment in an un -insulated garage is prohibited per the California Energy Code and shall be removed, and have patched the opening made for its installation. [Exterior] Alterations have taken place without proper permits and inspections, which include the relocation of mechanical equipment (condenser at south side of dwelling) and various electrical installations for lighting and receptacles. Options of compliance include; removal of all exterior electrical installations and relocate mechanical equipment where originally installed; or obtain permits for the stated violations and modify the installations to comply with California Building Codes. These items are not to be construed as a home inspection that would be obtained in the escrow process, nor do these items offer a comprehensive analysis of building code violations throughout the entire residence.
