Your architectural request dated March 27, 2007 for the expansion of the master bedroom has been approved
with the following stipulations:
•. All exterior stuccowork must be, painted to match existing stucco.
• Doors must conform with Santa Rosa Cove's colors.
• In order to guarantee uniformity and continuance of any existing warranties held by the Association, the work: _
must be performed by the Association's Roofing Contractor, Western Pacific Roofing.
• Additional roof area will be assessed a one-time fee of $5 per square foot or fraction thereof for the new roof
area, due and payable upon approval.
• Owner must provide a written 5 -year guarantee covering the new roof area and that portion of the old roof
within 6 feet of the junction with the new:
.01 All roof leaks within that area of the roof within the 5 year period will be the sole financial responsibility of the
Owner granted approval, his/her assign or successor Owner(s). Said written guarantee mist be delivered upon
approval of the application. After the original guarantee has expired the maintenance of th:s additional roof will
become the responsibility of the Association.
• All electrical wiring, if applicable, must be contained within approved conduit painted tc match the surface it
contacts.
• Any damage ;to the common area resulting from this modification and its construction sh311 be repaired at the
Owner's expense.
If a construction bin is rented through Burrtec it must be beige in color and stored, if possitle, in the garage. The
construction bin must be kept locked. All construction debris is to be removed from the site by the close of each
day to maintain order and retain the aesthetics of the Santa Rosa Cove.
• Prior to the commencement of any work the contractor and their subcontractor(s) must provide the Association
proof of worker's comp; liability and auto insurance; naming the Association as additionally insured.
• Prior to the commencement of any work you or your contractor must provide the names of the scheduled
workmen to the security guards at the Mazatlan.gate,,(564-5414).
• Prior to the commencement of any work your contractor must read and sign the Association's Contractor Rules,.
which has been supplied to them.
