TECHNICAL MEMORANDUM
Land Use Tables and Maps
for the
General Plan Update
Two land use allocation tables, and the map to which the table corresponds, are attached for your
review.
Please note that throughout this memorandum, the "Planning Area" represents all lands outside the
City's current corporate limits, whether in its Sphere of Influence or not, extending between
Jefferson Street and Washington Street to Interstate 10; and from the City's eastern boundary,
easterly between Airport Boulevard and 64th Avenue to Highway 86.
Table 1- represents acreages by land use category in the City and in the Planning Area, under the
existing General Plan. Total acreage, for both the City and Planning Area, is also provided in the last
column on the right.
Table 2 - lists acreages by land use category under the Preferred Alternative. Total acreage by
category is also represented in the last column on the right.
Table 3 - subtitled "Existing General Plan" was prepared based on the corresponding "Existing"
General Plan Map, also part of this packet. The land use shown on both the map and the
corresponding table include both City and County designations. This is a "current conditions" map,
and we are therefore depicting County designations for any lands not currently within the City limits.
The assumption made is that the land in both the City and Planning Area would develop under its
current designation.
Table 4, - subtitled "Preferred General Plan Alternative," and the corresponding "Preferred" map,
reflect all City land use designations. The City is permitted to pre -plan areas it wishes to annex in
the future, and to assign its own land use designations to these lands. In order to ensure the orderly
and uniform development of these lands in the future, should they annex to the City, the City's land
use designations were applied to the Preferred Land Use Alternative map. Please note that the land
use designations assigned to lands currently in the County either maintain the equivalent density
these lands currently enjoy, or increase the potential density. No "down -zoning" of County lands
has been proposed in the Preferred Land Use Alternative.
The data provided in the two tables represent the maximum potential units or square footage which
might occur within the City and Planning Area at buildout of the General Plan. In the case of

residential lands, the data presented is very conservative, since no deductions have been made for
golf courses, clubhouses or similar facilities, and the maximum density has been calculated for each
land use category. It is important to remember that the actual buildout of the City is likely to be
much less than the data suggest.
Under the existing General Plan, the City of La Quinta and its Planning Area would have a
population of 83,450 persons at buildout, living in 40,719 dwelling units. There would be over
17,268,000 square feet of commercial development, and over 14,839,000 of industrial land.
Under the Preferred Land Use Alternative, the City of La Quinta and its Planning Area would have
a population of 156,525, living in 77,627 dwelling units. Altogether, there could be over 22,097,000
square feet of commercial development, and over 14,840,000 square feet of industrial development.
A more detailed review of these materials will be orally given.
