Subject: Title 24 Compliance Documentation - La Quinta Golf Estate #2
Dear Mr. Kasavan:
We have completed our energy analysis'of La Quinta Golf Estate #2 and have
determined that the building will comply with the space conditioning
performance budget of the 1982 Title 24 residential energy standards. This
is. based on our review of the design drawings you sent us. Any changes to
the design subsequent to these drawings should be discussed with us.
We analyzed the buildings energy performance using the certified CALPAS3
computer program. The CALPAS3 budget for a multi -family building in'climate
zone 15 is 38.90 kBtu/sf-yr. The estimated energy performance of the
proposed design is 38.87 kBtu/sf-yr. In order' to achieve this level of
performance, your contract documents must include the following
specifications'(we assumed these specifications in our analysis):
• R-38 insulation is used in attic ceilings, R-19 insulation is used in
framed ceilings;
• R-19 insulation is used in exterior walls;
• All windows are double glazed;
• Electrical outlet plate gaskets are required to achieve a medium
infiltration rate of..0.66 air changes/hour;
• A gas furnace with a minimum SE of 79% is used, and a air conditioner
.with a minimum SEER of 10 is used..
• Interior flat white. shades are instal led on all windows except the two*
sliding glass doors which open onto the deck (white curtains), and the
dining room and living room .windows (exterior shutters);
The following materials are included with this letter to accompany your
building.permit application. Three copies are provided; one for your
records, and two to be submitted to the building department.
• Computer Run:. The CALPAS3 computer run used to -calculate the -.estimated
energy use of the building.
