ASBESTOS ANALYSIS REPORT FOR PROPERTY LOCATED AT:
78-189 San Timoteo
La Quinta, CA
After visual examination was completed, ..one (1) sample was taken and submitted to Forensic
Analytical Specialties, incorporated for laboratory analysis.
The samples were taken from the central hall ceiling area. Results reflect No Detection (ND) of .
asbestos contained material.
The purpose of sample taking was to identify asbestos containing building material (ACBM) to
determine whether a hazardous condition exists in the form of asbestos. Materials gathered were
in the bulk form only. Air monitoring of the interior of the structure was not conducted and was
not considered in this audit and the assignment was isolated to samples taken. This is not an
asbestos audit or inspection wherein all asbestos containing materials are identified.
Not all areas of the structure were subject to this survey. This analysis is restricted to the materials
sampled only.
It is not the intent of this survey to disclose anything other than those materials that are friable
from the interior of the structure and or areas of specific concern due to the fact that construction
activities are anticipated. Core samples of flooring, roofing; dry wall, glues or paint were not
collected unless they were in areas of pending construction activities.. All materials in this report
are of friable material. (Friable materials are easily crushed by hand pressure. - Non -friable
materials are those materials that are firmly bound together by a glue bonding or compression, i.e.,
flooring). Samples not included in -this report must be assumed to contain asbestos for the
protection of all principles relying on the values of this report as well as any third parties, brokers,
agents, sellers, buyers, contractors, or lenders. Sample all non -friable material before disturbance,
including all glues, mastic, and adhesives separate from those materials they are affixed to.
It is not the intent of this report to encourage or discourage the removal of asbestos.
Recommendations that would apply to remedial removal are those that follow EPA recommended
procedures and the compliance of all other agencies. Corrective alternatives should be under taken
under the guidance of a qualified management planner.
Although the protection of your occupant's health and environment may be your primary concern,
protection of service groups, contractors and their employees are your legal responsibilities. No
one can be exposed to any activity that would disturb and material containing 1/10 of .01% of
asbestos by weight. Contractors must be registered by the Department of Safety and Health to
work with asbestos. If the removal is an option, a ten day reporting. requirement is mandatory
unless an emergency clearance is allowed. Non compliance could result in fines of up to $25,000.00
per day for each day of such violation.
CONCLUSION
Although all agencies may reflect that asbestos is best left undisturbed and that fiber release from.
disturbance could be potentially more dangerous from disturbed fibers, these agencies are
designed to direct the mostprudent approach. Their directives are not to recommend. However
owners and private industry, employers, lenders are still held responsible for even an inadvertent
release effecting third parties. The elimination of this hazard canbe achieved with guaranteed
success with .the use of qualified personnel.
Although no laws currently demand removal, there are laws that make the owners responsible and
liable. Many insurance companies will not cover pollution causation and your policy may contain
pollution exclusions clauses.
Many lenders are now enforcing, conditions of loans, that the .property contain no hazardous
material on or under the property. Building components containing hazardous materials may, in
the near future have a great effect on the costs associated with reselling or leasing of your. property.

REMOVAL COST
Removal costs vary on the area, size, location and management program-. Materials to be removed,
accessibility and desired results. P.C.M. (Polarized Contrast Microscopy) or T.E.-M. (Transmission `
Electronic Microscopy). These are analytical methods used to determine a clean environment after
removal. Property owners are not encouraged to'deal with`the abatement problem. Enlist the
services of a competent management planner for the services needed and, protection from the
liabilities of a mismanaged removal. ,
This material could be a potential health hazard., Based on the,range of 80% to 90% chrysotile
asbestos content, the following options are: Removal, isolation, or encapsulation. Should the
option for remedial be considered the use of a, licensed, OSHA registered contractor must be used.
In this particular situation where the vent pipe appears to have been abandoned after remodeling
and taking into the condition of the asbestos material, removal is the most logical solution. Many
property owners are enticed by the high cost' of asbestos removal to remove the material
themselves. The inexperienced handling of asbestos will create clean up problems which will be
more expensive than removal.

As you can see the test was negative as to the presence of asbestos the mere fact that asbestos
contained materials (A.C.M..) exists, in itself, does not pose an unsafe or hazardous condition.

PHYSICAL PROPERTIES OF ASBESTOS
/ Asbestos is actually a broad term encompassing a group of fibrous silicate minerals with a
crystalline structure that existing rocks and soil throughout the United States and the world., There
are six types: 'chrysotile.., amosite, crocidoilite, anthophyllite, actinolite and tremolite. " Of these,
chrysotile accounts for 95 percent of all asbestos used in commercial products.
Asbestos has properties that made it. valuable for many applications:, it is non-combustible; it is
corrosion resistant; it possesses a, high tensile strength; .and 'it has thermal and electrical insulating
capability. For many years it was called "the magic mineral' because of its unique characteristics
and widespread usefulness.
Substantial commercial use began in. the late 19th,. century,. when" steam technology created a
market for an insulating material for furnaces, boilers, and pipes that was effective and available in
ample, various types of binding materials to create some 3,000 products; .the asbestos content in
these products varies from less than 1 percent to nearly 100 percent. Prominent applications
included thermal insulation, soundproofing, and fireproofing.
Consumption of asbestos peaked at 800,000 metric tons per year in 1973.. Since then, consumption
has declined by more than 70 percent, and the number of products in which asbestos is used has
declined from 3,000 to about 500 because of the health hazards posed by it use.
Most or all asbestos -containing products that. are still"being manufactured are of.the non -friable
type. Non -friable asbestos fibers are bound into, some type of hard matrix and cannot escape
under ordinary use. Friable asbestos products, on "the other hand, widely used in construction
until 1978, can be. crushed; pulverized, or reduced to. powder by hand pressure when.dry, causing
them to release fibers into the air.
HEALTH HAZARDS
Asbestos-related diseases are caused by asbestos fibers that detach themselves from asbestos -
containing products, become airborne, and are not visible to the naked eye, and pass easily
through the standard household vacuum cleaner.
The fibers are no larger than the particles that make up cigarette smoke. Most fibers range from
0.30 to 0.10 micron in length (a micron is one one -thousandth [1/1,000] of a millimeter).
Asbestos fibers can remain airborne for hours and can easily be inhaled or ingested. When fibers
settle on surfaces, they become airborne again form even the slightest air currents. Once lodged in
the lung, stomach, or other body tissue, most asbestos fibers cannot be dissolved by body fluids.
The discovery that inhalation or ingestion of airborne asbestos fibers can cause three types of
disease whose consequences can be harmful or fatal prompted the decline in asbestos use.
1. Lung Cancer. Lung cancer has caused the largest number of deaths among people exposed to
asbestos -containing products. A strong connection exists between exposure to asbestos and
smoking, with each factor compounding the risk of the other. Occupational studies suggest that
exposure to asbestos increases the lung cancer rate in nonsmokers by. a factor of about 5, whereas it
increases the rate a factor of about 50 among smokers exposed to asbestos.
2. Asbestosis. Asbestosis is a scarring of the lung tissues by asbestos fibers, occurring among the
most heavily exposed workers. There is no known effective treatment
3. Mesothelioma. Mesothelioma is a cancer of the lung and stomach linings that is usually linked to
asbestos and is nearly always fatal within two years of diagnosis.
These diseases initially appeared in persons who had worked directly in mining, milling, and
manufacturing of asbestos and asbestos products and among workers handling friable ACM over
long periods of time. Although asbestos-related diseases may not manifest themselves for a period
of 10 to 40 years after exposure, the typical time lag is 15 to 20 years. In addition, because their
longer like expectancy subjects them to a longer potential exposure, children are regarded as a
higher -risk group. Thus far, most known cases of asbestos-related diseases have developed among
persons who were subjected to heavy and prolonged exposures while working with asbestos. The
extent of the health risks associated with current permissible exposure limit however, not known.
Presently, no amount of exposure is known to be safe.
