Slope Roof Section: Completely remove and discard existing roof.. Subs ate p
plywood panels, any found to be in need of replacement will be replaced at a rate of $45.00 per sheet (4 X 8 X '/2), upon
approval of owner or agents. Substrate to be inspected for loosened or non -flush to deck sheathing nails, any found will be
driven flush, or completely pulled out, and re -nailed using a new nail at a new location. Substrate to be cleaned and free of
all debris, prior to new roof installation. Over sheathing install new metal trim on perimeter as needed. At roof valleys install
one layer #40 felt. Over felt install new valley metal. Over sheathing on sloped roof install one layer #40 felt with primary
pipe flashings nailed to secure. Over watertight membrane install new Lite Weight Tile standard colors, with secondary pipe
flashing to manufactures specifications. Mortar all hip and ridges as needed and install tile trim. Paint all pipe and vent
flashings to match roof tile.
Flat Roof Section:
❖ Remove all debris from roof to allow proper water flow.
❖ Check roof for visible roof splits, holes or tears in membrane and repair with 4 course flashing as needed.
❖ Reseal all electrical, vent and plumbing penetrations as needed and coat with reflective coating.
❖ Reseal roof to parapet wall base flashing as needed and coat with reflective coating.
❖ Reseal all comer angles at base flashing and shield with reflective coating.
❖ Re -gravel areas exposed to ultra violet deterioration with adhesive and gravel.
❖ ' Check and sea] all roof drains and coat with reflective coating as needed.
❖ Reseal all coping metal joints as needed.
❖ Reseal all gravel stop metal joints as needed.
❖ All repairs to be coated with reflective coating.
❖ Sorry no guarantee on maintenance and repairs.
Maintenance of built up .roofs is essential in order to achieve normal life expectancy and prevent extensive .roof repairs.
Areas prone to cause leakage should be addressed properly; this will greatly reduce the possibility of future roof leaks.
This is preventive roof maintenance it will prevent some future leaks from occurring and will extend the life of the roof
system. However due to unforeseen problems under the roof system such as loose carpenter nails that may penetrate roof
system and building movement, Castro Roofing cannot guarantee against any future roof leaks.
Total Amount: $13,615.00
TERMS: 100% UPON COMPLETION, UNLESS OTHERWISE SPECIFIED IN THE CONTRACT.
FIVE (5) YEAR GUARANTEE AGAINST LEAKS OVER NEW ROOF ONLY WILL BE EFFECTIVE UPON FULL PAYMENT.
