SCOPE OF WORK
Furnish all labor, materials, equipment and services necessary for completion of all roofing and related work as
specified in this document.
QUALITY ASSURANCE
The responsibility . for proper installation of all components of the roofing system lies solely with Petronella
Roofing. The contractor shall inform the Owner of any conditions detrimental to the quality construction of the
roofing system, and shall not proceed with the work until the conditions are corrected.'
PRINCIPLES OF WORK
Remove from the building and premises existing system. Remove and replace decking as necessary. 'Install as
necessary sheet metal flashings, pipe and conduit flashings, pitch pans, roof drain fittings and any other related
items as necessary for the.proper installation of the roofing system.
STORAGE AND PROTECTION OF MATERIALS
Precautions shall be taken to keep roofing product clean, dry and free of damage.
PUBLIC SAFETY
Materials and equipment must be installed in such a manner as to preclude any danger, disturbance or
interference with normal business operations, or to constitute a fire hazard.
State, Local and Federal Fire and Safety Regulations shall be complied with fully in the performance of the
required work.
DEMOLITION
Demolish and completely remove from the building and premises existing roof system or systems, flashing, base
flashings and wood blocking. The existing deck shall be exposed and swept away free of all foreign objects
(dust, gravel, etc.) prior to proceeding the new roofing installation. Existiiig°mechanical equipment items, wood'.
equipment supports, vent pipes, conduit and ductwork; no . longer in service shall be removed entirely from the
roof as directed by Owner. Resulting open penetrations through the roof shall be repaired as required. Only as
much existingroofing shall be removed so that in the event of a change of weather the exposed decking can be.

MANNER OF DEMOLITION
Demolition :work shallbe terminated in such a manner as"to leave remaining construction straight and clean.
Precautions and methods shall be used so as not to damage or deface the"e'xisting facilities.
Disposal of demolished materials: Materials, equipment debris, etc., resulting from the ,demolition shall be
promptly removed from the premises. Removed construction material, equipment and rubbish to be disposed of
by contractor. .
STRUCTURAL INTEGRITY
The structural integrity of the existing buildings must be maintained at all times, especially during the.demolition
phases of the project.
.Results...expected: The deck surface shall be smooth, clean, free from surface moisture with damage areas
repaired prior to the installation of the Built -Up roof system.

SPECIAL INSTRUCTIONS
1. Grounds to be kept neat, clean washed down daily.
2. All debris hauled away from jobsite daily.
3. All areas under construction to be marked off with safety cones and construction tape.
4. Hours of Operation: 7:00 a.m. to 4:00 p.m., five (5) days a week.
5. Job staffed with a diligent crew of journeymen roofers.
6. All debris to be handled in trash chutes to dumpsters below.
7. Obtain all necessary permits and inspections to be in accordance with the City.
8. Peironella Roofing to provide liability and Workmen's Compensation Insurance.
1 %" FOAM ROOFING SYSTEM
1. Tear off existing roof system.
2. All loose gravel, dust and residue shall be removed using power vacuum equipment, power sweeper, air
blowing, or other suitable means.
3. The roof shall be inspected or tested to determine if moisture is resent within the roof.assembly. If damp
insulation is found, the- insulation might be able to be vented through the polyurethane foam or with
insulation relief vents. Saturated insulation must be removed and replaced with compatible materials.
4. The existing roof shall be inspected for adhesion between felts, insulation, and deck. Areas of poor adhesion
should be fastened. Blisters, buckles, wrinkles, and fishmouths shall be cut and /or fastened.
5. All soft mastic or asphaltic materials that could impede polyurethane adhesion must be removed
Remove or refasten all loose base flashing, counter -flashing, and gravel stops as required.
6. All surfaces shall be primed with Evercoat Acrylic primer at the rate of not less than %2 gallon per 100 square
feet prior to foam application.
POLYURETHANE FOAM APPLICATION
(Note) Apply black neoprene primer at the rate of/z gallon per 100 square feet.
1. Application shall be by a contractor approved by the PSI and ECI and' -in accordance with the PSI and ECI
application instructions.
2. Substrate shall have sufficient slope to eliminate excessive ponding water. Ponding water is defined as an
area of 10.0 square feet or more, which hold in excess of 2 inches of water as measured 72 hours after a
rainfall. If the substrate does not have sufficient slope, then ponding water must be eliminated by building in
slope by the application of polyurethane foam, channeling, and /or by the proper placement of drains.
3. Weather -Conditions: The foam application shall not proceed during periods of inclement weather. The
applicator shall apply foam within the temperature and humidity and. -wind limitations specified by Polythane
Systems." Wind barriers should be used if wind conditions could affect the quality of installation.
4. Spray polyurethane foam thickness shall be a minimum of (1.5 inch). The polyurethane foam shall be applied
uniformly over the entire surface and the edges shall be feathered to produce smooth transitions:
5. The spray polyurethane foam must be applied in a minimal pass thickness of inch.
6. The spray polyurethane foam shall be -terminated neatly *A minimum of four (4) inches above the roofline at all
penetrations (except drains, parapet wall, or building junction). Foamed in place cants shall be smooth and
uniform to allow positive drainage.
7. The final sprayed polyurethane foam surface shall be smooth, orange peel, coarse orange peel, or verge of
popcorn. Polyurethane foam surfaces termed popcorn or treebark are not acceptable. These areas shall be
re -foamed to anacceptable surface.
MAINTENACE PROCEDURES
1 � It is tecoimmended that : maintenance procedures, including annual inspections, be established with your
contractor for any roofing system to yield maximum value.

PRODUCTS
POLYURETHANE FOAM
1. The foam shall be Polythane Systems PSI SH200-30RD.
2. Physical properties of cured foam:
A. Minimum in-place density is 3.0 lbs/cubic feet.
B. Closed cell content is minimum 95%.
C. Compressive strength, parallel rise is minimum 47 psi.
D. The foam' shall have a flame spread rating of less than 41 when tested according to the procedures
outlined in ASTM E-84.
SPRAY APPLIED ELASTOMERIC ACRYLIC COATING SYSTEM (EVERCOAT 500/510)
1: The coating shall be the spray applied Everest elastomeric acrylic coating system, manufactured by Everest
Coating Incorporated.
2. Physical properties of cured coating system.
A. The coating shall have good resistance to ponding water.
B. The coating system shall contain no plasticizers.
C. The coating system shall contain no migrating fire retardants.
D. The coating system shall have a class `B" fire rating over foam on a combustible deck when tested
according to the products procedures outlined in ASTM E-108.
E. The coating shall remain flexible in temperatures down to below 30 degrees F.
F. Elongation, ASTM D-412 is minimum 502%.
G. Tensile strength, ASTM D-412 is minimum 279 psi.
H. Shore a hardness, ASTM C-661 is minimum 62.
I. Reflectivity, ASTM E-97 is minimum 90%
EVEREST ELASTOMERIC ACRYLIC COATING SYSTEM (500/510
1. Before the first coat of the system is applied, the installed foam insulation must cure a minimum of 2 hours.
2. When possible, the first coat should be applied the same day as the surface is foamed. If more than 72 hours
elapses between application of the foam and the coating application, the foam surface shall be brushed with a
stiff bristle broom or mechanically scarified and refoamed prior to application of the coating system. In no
case shall the coating be applied over oxidized foam.
3. The coating system shall be sprayed or roller applied in a cross hatch technique without, causing runs or
puddles.,
4. The coating system shall be evenly applied in at least 2 separate coats'to achieve a total system of 3.0 gallons
per 100 square feet (approximately 27 mils, excluding granules) as outlined below.
A. First coat of approximately 13.5 mils(approximately 1.5 gallons per 100 square feet).
B. Second coat of approximately' 13.5 mils (approximately 1.5 gallons per 100 square feet) with 30 lbs. per
100. square feet of 3M #11 cerami&roofing granules:
C. These minimum recommendations for material usage are ideal conditions. The number of gallons per 100
square feet may need to increase due to uneven application, rough surface texture, wind conditions while
spraying or other variables.
D. Coating shall terminate at least 1 inch above or beyond the edge of applied foam in a neat and uniform
manner.
E. No coating shall be applied , if weather will not allow . it to dry prior to exposure to precipitation or
freezing temperatures.

CLEANING
1. Surfaces not intended to receive foam insulation and/or elastomeric coating materials shall be protected
during the application of the system. Should this protection not be effective the respective surfaces shall be
restored to their proper conditions. by cleaning, repairing or replacing. All debris from completion of work
shall be completely removed from the project site.
SHEET METAL
1. Replace all edge perimeter metal with new 24 gauge foam stop metal with 1" rise and 3" vertical face with
3/8" drip and return hemmed edge. Install over. plywood deck and nail with 1 1/2" annular threaded roofing
nails at 9" on centers. Double nail all joints and use Sika -Flex elastomeric sealant at all metal joints.
2. Provide all new flashings for roof penetrations.
Petronella Roofing will issue a 5 +10 Year "Weathershield" Warranty.
