We are proposing the new low - slope roofing system. We have also provided an option for repair or replacement of the BAC unit. Furnishings and installations will be as explained below; Demolition & Clean Up: RDW will remove the gravel from the low -slope roofing system. The existing built-up roofing system will be removed down to the substrate at all roof drains and scuppers only, this will allow for an adequate inspection of the existing substrate. All exposed fasteners from the existing roofing system will be pulled from the substrate, this will give a cleaner surface for the preparations of the new roofing system and will in sure that the old fasteners will not puncture the new material. All roofing debris on the ground will be swept up and the grounds will be rolled with a magnet to pick up any fasteners or metal scraps that had fallen during the demolition. RDW will dispose of all roofing waste. Dens Deck: This product is used as an underlayment for the Thermoplastic Polyolefin (TPO) and Polyurethane roofing systems. The Dens Deck will provide a clean surface for the new roofing systems. Dens Deck is a '/4" roof board that consists of a moisture resistant, noncombustible core of specially treated gypsum with glass mat facing. This material provides a class "A" fire rating while its strength helps against wind uplift. The Dens Deck will be fastened to the substrate using 3" plates and 2" fasteners. The fasteners will be installed to I-90 specifications. INKLEcID, ROOF CONSTRUCTORS Thermoplastic Polyolefin (TPO): This is a single ply mechanically attached roofing system. We will be installing a 60mil-reinforced membrane that will be 8' or 10' by 100' roll. This allows us to have less field seams and end lap seams than your typical built-up roofs. This is a sure weld membrane meaning that all seams are heat welded together, compared to either hot tar in a built up roof or an open flame used in torch on roofs. The field will be seamed with a robotic heat welder giving a continuous and consistent weld Details, such as flashings and corners will be welded by hand. Welds will then be checked with a probe. The product is much safer, cleaner, and does not produce any unpleasant odor when being installed Other positives to this roofing system are that the TPO membrane is highly reflective and helps reduce energy consumption cost, it will provide a long term resistance to the punishing ultraviolet rays we receive here in the western states. This system meets California Title 24 specifications. The TPO roofing system will be installed to the manufactures specifications. Flashings and Corner Details: All vent pipe flashings will receive a pre -manufactured TPO boot flashing, the collars will be sealed with cut off mastic and hose clamps. All inside and outside corner details will receive pre -manufactured non -reinforced TPO corners. All flashings and corners will be hand welded and check with probes. Polyurethane Foam (SPUF): The surface will be primed at the rate of .33 -.50 gallons per 100 square feet with a Neoprime primer. Polyurethane is a spray application, it shall be applied at a thickness of 1. S" (varies '/a'). In this application 3 lbs. densityfoam will be used All urethane will be coated properly with two separate coats of an acrylic coating. Both base and top coats will consist of 2 gallons per 100 square feet giving a total of 4 gallons per 100 square feet While the application of the top coat is being performed #11 sized granules will be embedded into the wet surface at the rate of 50 lbs. per 100 square feet. The coating on all foamed vent pipes will be terminated approximately 2" above the foam. This will supply us self -terminating flashings and also giving a finished appearance. The building will gain an approximate R -value of R-10 in this section of the ceiling insulation. This roofing system if recoated approximately every ten - twelve years could last indefinitely. This roofing system meets or exceeds California Title 24 specifications. This Includes a manufacture 10 year warranty. * . 1 INKLE 0 R 00 F C O N STR U CT O R S Sheet metal: RDW will supply and install the following sheet metal; Platform caps, Sleeper caps, Edge metal, Scuppers, Counter Flashing, T Top vents and vent pipe flashings as needed. If other sheet metal is desired to be installed by RDW there will be an additional cost. Otherwise all other sheet metal is to be supplied by and installed by others. Equipment Removal and Reinstallation: All AC units, Swamp Coolers and Blowers will be removed and reinstalled. All equipment curbs will be raised to a minimum of 8". The large BAC chiller unit has been determined to be unstable for crane removal, due to the amount of damage to this unit RDW has deemed it unsafe to attempt to remove and reinstall this unit. Please see BAC Unit Options for repairing or replacement of the BAC Unit Electrical Lines and Conduit: All the electrical to the equipment will be disconnected and reinstalled. Any lines not installed in conduit that are required will be re -ran into new conduit. The exterior security lights and conduit that runs on top of the parapet walls will be removed and reinstalled, this is in order to properly cover the tops of the parapet walls with the new roofing. Any lines that can not be disconnected must be notified to RDW prior to project commence. Plumbing: All plumbing will be disconnected from the equipment and reinstalled. All damaged vent pipes above the substrate will be repaired. All plastic drainage lines from the equipment that are required to be copper will be replaced. Crane Operations: The large BAC chiller unit has been determined to be unstable for crane removal, due to the amount of damage to this unit RDW has deemed it unsafe to attempt to remove and reinstall this unit. It is highly recommended that the BAC unit is replaced rather then repaired. Cost for replacement or removal of this unit is not included. RDW has provided an option for repair or replacement of the BAC unit, please see BAC Unit Options for more information. Damaged Plywood & Fascia: Damaged plywood, board or other substrate will need to be replaced. If damaged plywood exceeds 1,000 sq.ft. RDW can remove and replace any damaged plywood sheeting at $ 65.00 per sheet. Other substrates will be removed and replaced at a time and material based cost. The top section of the cooling tower will be replaced and includes PVC eliminators and tower fill. Included in scope of work is closed water connections, makeup water connections, electrical connections, connections to existing controls, connections to existing chemical system, start up and test. BAC Uint Replacement: RDW highly recommends the replacement of the BAC unit. The existing BAC unit will be disconnected from closed water loop, electrical, controls, drain and water supply.
