This letter is to report conditional, approval of your
application for a Lot Line Adjustment, pursuant to Section 18.1
of Municipal Land Division Ordinance No. 460, as illustrated on
Exhibit "A".
This Lot Line Adjustment approval is based upon the following
findings:
1. The adjustment involves adjacent parcels;
2. No new parcels are created;
3. None of the parcels involved are reduced below the

Subject: Your letter dated June 15, 1988, concerning refund of
fees for Revised Parcel Map 23749 Application and
status of related Applications:

Dear Mr. Martinez:
In response to the referenced letter requesting refund of fees
which may be due as a result of the revision to the Parcel Map
application, please be advised that the fee for residential
parcel maps is a flat $700.00, plus $27.25 per lot created. As
remainder parcels are not counted as lots, the total fee due on
the revised application is $727.25. The original fee collected
for this application was $700.00, therefore, a balance of
$27.25 is due for the Parcel Map (see attached copy of original
application).
Regarding the status of the additional applications, the
following items need to be submitted prior to further
processing:
1. Property owner's notification list. This information is
incomplete. Up-to-date property owner's listings and
labels need to be submitted for the following APN's:
631-360-001 to 024
631-380-017, 058, 066
2. Plot Plan application. Insufficient information is
currently available to adequately process this request.
The following items need to be addressed:
a.) Floor plans and four -point elevations of the
proposed maintenance building need to be provided,
along with proposed finish materials and colors.

d.) Provide information regarding the maintenance
aspects of the facility; i.e., type or maintenance
operation, operating hours, etc. Please provide

information).
Note: It is our understanding that a revised
landscape plan with most of the noted information
shown on the plan and other additional information
will be forthcoming. This letter simply reiterates
the requirements as a checklist.
3. Change of Zone application. No further information is
necessary for this application.
4. Specific Plan Amendment application. Same comment as
No. 3 above.
5. Lot Line Adjustment application. Same comment as No. 3
above.
Upon receipt and review of the requested data, the cases will
be transmitted concurrently for comment and scheduled for the
appropriate meetings.

66412. Cites exclusions to provisions of Map Act
This division shall be inapplicable to:
(a) The financing or leasing of apartments, offices, stores or similar
space within apartment buildings, industrial buildings, commercial build-
ings, mobilehome parks, or trailer parks.
(b) Mineral, oil or gas leases.
(c) Land dedicated for cemetery purposes under the Health and Safety
Code.
(d) A lot line adjustment between two or more existing adjacent
parcels, where the land taken from one parcel is added to an adjacent parcel,
and where a greater number of parcels than originally existed is not thereby
created, provided the lot line adjustment is approved by the local agency, or
advisory agency. A local agency or advisory agency shall limit its review and
approval to a determination of whether or not the parcels resulting from the
lot line adjustment will conform to local zoning and building ordinances. An
advisory agency or local agency shall not impose conditions or exactions on
its approval of a lot line adjustment except to conform to local zoning and
building ordinances, or except to facilitate the relocation of existing utilities,
infrastructure, or easements. No tentative map, parcel map, or final map
shall be required as a condition to the approval of a lot line adjustment. The
lot line adjustment shall be reflected in a deed or record of surveywhich shall
be recorded.
(e) Boundary line or exchange agreements to which the State Lands
Commission or a local agency holding a trust grant of tide and submerged
lands is a party.
(f) Any separate assessment under Section 2188.7 of the Revenue and
Taxation Code.
(g) Unless a parcel orfinal map was approved bythe legislative body of a
local agency, the conversion of a community apartment project, as defined
in Section 11004 of the Business and Professions Code, to a condominium,
as defined in Section 783 of the Civil Code, but only if all of the following
requirements are met:
(1) At least 75 percent of the units in the project were occupied by
record owners of the project on March 31, 1982.
(2) A final or parcel map of the project was properly recorded, if the
property was subdivided, as defined in Section 66424, afterjanuary1,1964,
with all of the conditions of that map remaining in effect after the conversion.
(3) The local agency certifies that the above requirements were satisfied
if the local agency, by ordinance, provides for that certification.
(h) Unless a parcel orfinal map was approved bythe legislative body of a
local agency, the conversion of a stock cooperative, as defined in Section
11003.2 of the Business and Professions Code, to a condominium, as
defined in Section 783 of the Civil Code, but only if all of the following
requirements are met:
(1) At least 51 percent of the units in the cooperative were occupied by
stockholders of the cooperative on January 1, 1981, or individually owned
by stockholders of the cooperative on January 1, 1981. As used in this
