PHASE TWENTY PROPERTY
1. Identification.
This Supplementary Master Declaration of Covenants,
Conditions and Restrictions for PGA West, Riverside County,
California, Phase Twenty Property, dated for identification
purposes only June _, 1990, is made by Landmark Land Company
of California, Inc., a Delaware corporation (the "Declarant").
2. Recitals.
2.1 Declarant has recorded that certain Master
Declaration of Covenants, Conditions and Restrictions for PGA
West, Riverside County, California, dated for identification
purposes January 9, 1986, executed by Declarant; Sunrise
La Quinta Company, a California Limited Partnership, the owner
of the Phase One Property as described in the Meister
Declaration; and Dixie Savings and Loan Association,„ a
Louisiana Stock Savings and Loan Association, the owner of
the Landmark Property as described in Exhibit "A" attached to
the Master Declaration, in the Official Records of the River-
side County Recorder's Office, California, on January 22,
1986, as Instrument No. 15569 (the "Master Declaration.").
The Master Declaration was amended by the First Amendment to
the Master Declaration of Covenants, Conditions and Restric-
tions for PGA West, Riverside County, California, dated as of
January 27, 1986, and recorded in the Official Records of the
Riverside County Recorder's Office, California, on January 30,
1986, as Instrument No. 22072 (the "First Amendment to Master
Declaration"). The Master Declaration and the First Amendment
to Master Declaration are hereintogether called the "Master
Declaration."
2.2 Paragraphs 1.2(b) and Article III of the
Master Declaration provide that certain portions of the
Landmark Property as described in Exhibit "A" of the Master.
Declaration may be subsequently annexed by Declarant to the
Phase One Property and added to the scheme of the Master
Declaration, subject to the conditions stated in Article I:II,
including but not limited to the recording of a Supplementary
Master Declaration.
2.3 Two Lakes Joint Venture, an Illinois general
partnership, is the owner of the real property in the City of
La Quinta, County of Riverside, California, more particularly
described as follows:
Lot Nos. 1 to :30, inclusive, and "A" of
Tract 25397 as per map recorded in Book
218, Pages 20 to 25, inclusive of daps,
in the Official Records of the County
Recorder of said County.

Said real property is herein called the "Phase Twenty
Property." The Phase Twenty Property constitutes a portion of
the Landmark Property as described in Exhibit "A" of the
Master Declaration.
2.4 The Phase Twenty Property contains approxi-
mately eighteen (18) acres and consists of thirty (30)
residential lots (as defined and described in Paragraphs 2.11
and 3.3 of the Master Declaration). As set forth in Paragraph
3.3, the Percentage Share shall be allocated among the Owners
of Lots in the Phase Twenty Property in accordance with the
formulas set forth in Paragraph 7.3(b) of the Declaration.
2.5 All of the conditions stated in Paragraph
1.2(b) and Article III of the Master Declaration have been
satisfied with respect to the Phase Twenty Property, and
Declarant desires to make the Phase Twenty Property subject to
the Master Declaration as hereinafter set forth.
3. Annexation.
Declarant hereby declares that the Phase Twenty
Property is annexed to the Phase One Property and the other
real property subject to the Master Declaration, and that the
Phase Twenty Property is added to the scheme of the Master
Declaration. The Phase Twenty Property shall be held,
conveyed, hypothecated, encumbered, leased, rented, used,
occupied and improved, subject to each and all of the
covenants, conditions and restrictions set forth in the Piaster
Declaration, and, by this reference thereto, the Piaster
Declaration is incorporated herein and made a part hereof.
The term "Project," wherever used in the Master Declaration,
shall hereafter include the Phase Twenty Property.
4. Property Rights.
Two Lakes Joint Venture, an Illinois general
partnership, the Owner of the Phase Twenty Property, shall
have the additional property rights and obligations set forth
in the Master Declaration.
The undersigned, Two Lakes Joint Venture, an
Illinois general partnership, is the Owner of the Phase Twenty
Property. The undersigned agrees that the Phase Twenty
Property will be subject to the covenants, conditions,
restrictions and easements established by the Master
Declaration.
