Dear Mr. Abadie:
The La Quinta Planning & Development Department has approved
your subject application for zoning compliance. This approval
is based upon the following determinations:
1. The adjustment involves adjacent parcels;
2. No new parcels are being created by the adjustment;
and
3. The parcels involved will not be reduced below the
applicable minimum zoning standards for the R-2
Zoning District.
Please note that the Planning & Development Department reviews
but does not approve legal descriptions; or deeds; it is the
Applicant's responsibility to insure that the legals are
correct and accurately reflect the parcels to be adjusted.
Please have the original deeds (being returned) signed and
notarized, and reference the subject case number in the
appropriate space. Each deed should be recorded with it's
legal description and a copy of the approved Exhibit A
(enclosed).
Please note that there appears to be an error in the legal
description for Parcel B, in that the third course references
should be to a 358.18-foot length, with the remaining text to
coincide with the description for Parcel 2, so as to be
consistent with the property transfers. Please double check
this with the Engineer to be sure that all descriptions are
correct. Each legal description should also reference the lot
line adjustment case number.
