A. PURPOSE: To dmine if a parcel of land is in eonance to the Subdivision Map
Act and Riverside County Ordinances in order to permit the sale, lease or finance
of such real property.
B . APPLICATION: Any owner of real property, including owners who have been denied
a building permit, may file an application for Certificate of Compliance. Application
for a certificate shall be made to the Planning and Development Director,
accompanied by the fees set forth in Section 17.1, Ordinance 480.
APPLICATION FOR A CERTIFICATE MUST INCLUDE THE FOLLOWING ITEMS:
A complete application form provided by the Planning and Development
Department.
2. A legible map, drawn to an acceptable scale (engineer's preferably) with the
scale shown on the map . The map shall show the property with dimensions and
the gross and net area as well as the location, width and name of all streets
and roads adjacent to and providing access to the property. Assessor's maps
are acceptable provided all appropriate information is placed upon them.
3. The map shall also show the location and use of all structures on the subject
property; a small vicinity map showing distances to the nearest street corner
and the name, address, and telephone number of the owner of the property
and the map preparer, if different from the owner. The assessor's parcel
number shall be placed in a conspicuous location on the map.
4. A legible copy of the current owner's Grant Deed or Contract of Sale.
5. A map and copies of deeds of all other property owned by the applicant that
is contiguous to the subject property.
6. Documentation of recorded access to the subject property unless abutting a
public street.
Documentation showing the subject parcel as a separate parcel based upon the
following:
a. Gift Deeds: Must have been recorded between January 1, 1977 and
June 8, 1978 or prior to March 2, 1972.
b. Parcels of 4 acres or less: Documents dated prior to July 14, 1971,
Parcels greater than 4 acres but Iess than 60 acres: Documents dated
prior to March 4, 1972.
d. Parcels greater than 60 acres: Documents dated prior to June 6, 1977.
e. Contiguous held property of multiple parcels: Documents dated prior
to June 6, 1977.
A legal description for each parcel to be shown on the Certificate of
Compliance shall be typed on plain white paper, 8-1/2" X 1111, single spaced
with a one -inch margin at the top, sides, and bottom. The legal description
shall be reproducible so as to yield a legible copy that must clearly indicate
the individual parcel or parcels for which the certificate is requested. Submit
two copies of legals if application is in conjunction with a waiver of final map.
C. INCOMPLETE LICATION: Incomplete applications will not be accepted for

Informed as to what is needed and the applications will not be processed until
complete.
D. PROCESSING: Within fifty (50) days after receipt of a complete application, the
Planning Director shall make a final determination as to whether or not the real
property complies with applicable provisions of the Subdivision Map Act and
Ordinance 460. 28. Certificate of Compliance may also be issued on parcels provided
they are not detrimental to the public health, welfare and safety.
E. APPROVAL: If the application is approved, it shall be submitted to the County
Recorder's Office for recordation. When returned from the Recorder, a copy of the
Certificate shall be mailed to the applicant as proof of approval.

Dear Richard:
Since February we have been processing your request for a lot line adjustment at the One Eleven La
Qufnta Center. As we discussed on March 1,1995, items in order to complete the application were at
that time missing. Those items included Grant Deeds for each adjusted lot, the filing fee of $125.00
and an application that is completely filled out. On March 3,1995, we received a letter indicating that
the Grant Deeds were being prepared by Transpacific Development Company's Counsel, Debra Brown,
and that a $125.00 filing fee had been requested of them.
Since that time, staff received on approximately March 27, 1995, additional legal descriptions and
plats which have been modified from the originals which were submitted. Your most recently
Submittal on March 27,1995, also Indicates a request for a Certificate of Compliance which was not
previously requested. we cannot yet complete processing of these applications for the following
reasons:
1. The application for the lot line adjustments have not yet been submitted.
2. The filing fee for $125.00 for a lot line adjustment has not yet been submitted.
3. The Grant Deeds for the lot line adjustments have not yet been submitted.
4. The Certificate of Compliance requires a separate application (see attached) and a filing fee
of $50.00.
Until the above items have been submitted, we cannot complete processing of your request. Please
submit these items as soon as possible and staff will then complete the processing. Please note that
the lot fine adjustment is necessary for the Eisenhower Medical Center construction to be completed.

JULY 13, 1993
GENERAL:
1. Tentative Parcel Map 27784 shall comply with the requirements and standards of the
State Subdivision Map Act and the City of La Quinta Land Division Ordinance, unless
otherwise modified by the following conditions.
2. This Tentative Parcel Map approval shall expire two years after the original date of
approval by the La Quinta Planning Director, unless approved by extension pursuant to
the City of La Quinta Land Division Ordinance.
3. Cross easements for parking, circulation, access, sidewalks, and landscaping; (including
landscaping adjacent to streets) shall be recorded to the satisfaction of the Engineering
Department and Planning and Development Department prior to or with recordation of
final map.
4. Included in this approval is a waiver of the final parcel map. A certificate of compliance
shall be recorded as approved by the Department of Planning and Development and the
Engineering Department.
ENGINEERING DEPARTMENT
5. Certain parent parcels underlying this tentative map are collateral for improvements
secured by a lien agreement with the City of La Quinta. Final maps or Certificates of
Compliance affecting such underlying parcels shall not be approved by the: City until
provisions of the lien agreement have been satisfied or the agreement itself modified to
transfer the collateral burden to the parcels created or modified by the final maps or
Certificates of Compliance.

Following up on your April 3rd letter, I apologize for the apparent confusion. The
original LLA's dealt with 4 parcels, and should be tossed. You have in your possession
the revised LLA's, now dealing with 5 parcels. Those are correct.
I have in my office the $125-fee and 4 Grant Deeds. What I'm waiting for via TDC and
the HFI Tustin office are:
1. One additional Grant Deed
2. Revised LLA application
3. Certificate of Compliance application
4. $50 C of C fee
Once I receive the above, I'll package it up and personally deliver it to you. Thanks for
