C; these items must be filed for recordation by Riverside County along with deeds to the
subject properties. A copy of the recorded deeds must be submitted to the Community
Development Department along with any future permit application(s).
In regard to Exhibit A, please incorporate reference to Lot Line Adjustment 98-297 in the
description title as shown. In addition, each deed prepared for recordation shall include a
statement on it's face that the deed reflects Lot Line Adjustment 98-297, as approved by the
City of La Quinta.

The Community Development Department has initially reviewed the above referenced
application, and provides this letter to advise you that there are some clarifications that need
to be made, as outlined below.
It appears that the intent of this application is to adjust the parcel boundary shown between
Parcels 2 and 3 of Parcel Map 25865. While several Certificates of Compliance were
recorded by TDC in the past several years, mapped information to reflect changes recorded
based on waivers for PM 27784 and 27785 is not in our files to adequately show these
changes as they relate to PM 25865 and this application. Some boundaries as shown on the
exhibits for this application cannot be verified. Parcel A, as shown and described, appears to
create a second parcel and Exhibit B also shows a sliver portion of Parcel 16 as an adjusted
boundary which will also create an additional parcel, albeit non -buildable. The legend on the
exhibits are also unclear as to intended boundary adjustments.
Section 13.32.020 (Lot Line Adjustments; copy enclosed) of the La Quinta Subdivision
Ordinance was recently revised such that lot line adjustments cannot alter the original number
of lots involved. The exhibits submitted must be revised such that no new parcel(s) is created
(refer to attached exhibits).

A. If amendments are confined to those set forth in GC § 66469, the amending
map shall be filed with the City Engineer in accordance with Sections
13.20.040 and 13.20.050. The City Engineer shall examine -the map -and if
he or she finds that the amendments are limited to those set forth in GC §
66469 and the amending map complies with GC-§ 66470, shall endorse
thereon a certification of said finding and _ the applicant may submit the..,':
amending map to the county recorder for recordation.
B. 'An amending map which exceeds the changes set forth*in GC§ 66469 but
conforms with GC § 66470 may be filed in accordance with GC § 66472.1
and the provisions of this section. The map shall be filed with the
Community Development .Department and shall include the initial application
materials and fees specified in Sections 13.12.040 and 13.12.050
paragraphs A through F. Prior to map and, if necessary, plan checking by the
City Engineer, the applicant shall submit the map checking application
materials and fees specified in Section 13.20.50 and (if necessary) the plan
checking fees specified in Section 13.24.180.
The map shall be processed in the following sequence: Cursory review by
staff and outside agencies deemed affected by the amendments; Review by
the Planning Commission; Consideration by City Council at public hearing; If
approved, map and plan checking, as necessary, by the City Engineer;
preparation and execution of any needed revisions to the improvement
agreement; signatures by City Engineer, City Clerk, and (if a new or amended
improvement agreement required) the City Attorney and Mayor; recordation
via the City's normal process for subdivision maps.

exhibits for this application cannot be verified. Parcel A, as shown and described, appears to
create a second parcel and Exhibit B also shows a sliver portion of Parcel 16 as an adjusted
boundary which will also create an additional parcel, albeit non -buildable. The legend on the
exhibits are also unclear as to intended boundary adjustments.
Section 13.32.020 (Lot Line Adjustments; copy enclosed) of the La Quinta Subdivision
Ordinance was recently revised such that lot line adjustments cannot alter the original number
of lots involved. The exhibits submitted must be revised such that no new parcel(s) is created
(refer to attached exhibits).

A. If amendments are confined to those set forth in GC § 66469, the amending
map shall be filed with the City Engineer in accordance with Sections
13.20.040 and 13.20.050. The City Engineer shall examine -the map -and if
he or she finds that the amendments are limited to those set forth in GC §
66469 and the amending map complies with GC-§ 66470, shall endorse
thereon a certification of said finding and, the applicant may submit the .
amending map to the county recorder for recordation.
B. 'An amending map which exceeds the changes set forth ' in GC § 66469 but
conforms with GC § 66470 may be filed in accordance with GC § 66472.1
and the provisions of this section. The map shall be filed with the
Community Development .Department and shall include the initial application
materials and fees specified in Sections 13.12.040 and 13.12.050
paragraphs A through F. Prior to map and, if necessary, plan checking by the
City Engineer, the applicant shall submit the map checking application
materials and fees specified in Section 13.20.50 and (if necessary) the plan
checking fees specified in Section 13.24.180,
The map shall be processed in the following sequence: Cursory review by
staff and outside agencies deemed affected by the amendments; Review by
the Planning Commission; Consideration by City Council at public hearing; If
approved, map and plan checking, as necessary, by the City Engineer;
preparation and execution of any needed revisions to the improvement
agreement; signatures by City Engineer, City Clerk, and (if a new or amended
improvement agreement required) the City Attorney and Mayor; recordation
via the City's normal process for subdivision maps.
Section 3. Revise LQMC Section 13.32:020 (Applicability) to read as follows:
"Lot line adjustment may be utilized to reconfigure the sizeorshape of onee-tat
provided that:
---� A. All property line segments adjusted are boundary lines of the subject lot
(though the extensions of the adjusted segments may affect several lots);
--> B. The lot line adjustment does not alter the number of lots; and
C. The applicant and/or owner of the property has not received approval of a lot
line adjustment affecting any of the lots to be altered, or lots abutting any of
the lots to be altered, for a period of 12 months immediately preceding the
date of the current application."
