Public Works Department plan check fee of $50.00 per lot (over two lots) shall be paid in addition to Lot Line
Adjustment fee.

an out of state address, withhold 3-1/3% of the total sales price as California State

Note 4. Section 12413.1, California Insurance Code became effective January 1, 1990. This
legislation deals with the disbursement of funds deposited with any title entity acting in
an escrow or subescrow capacity. The law requires that all funds be deposited and
collected by the title entity's escrow and/or subescrow account prior to disbursement
of any funds. Some methods of funding may subject funds to a holding period which
must expire before any funds may be disbursed. In order to avoid any such delays, all
fundings should be done through wire transfer, certified check or checks drawn on
California financial institutions.
Note 5. The charge where an order is cancelled after the issuance of the report of title, will be
that amount which in the opinion of the Company is proper compensation for the
services rendered or the purpose for which the report is used, but in no event shall said
charge be less than the minimum amount required under Section 12404.1 of the

We received your fax explaining your reason for rejecting John Pedalino's application for the
above referenced Lot Line Adjustment. Your explanation is that the title Information does not reveal that
the two existing lots we show were ever subdivided by the County of Riverside.
Attached you will find a grant deed for the two existing lots (shown as Parcel 1 and Parcel 2),
recorded May 28, 1971. As you are aware, any parcel created prior to March 4, 1972 (Section 66412.0
of the Subdivision Map Act) is deemed lawfully created. There is no action that can merge the two
parcels together, short of a Parcel Merger.
The two parcels have been and still are separately assessed as two separate parcels. Fidelity
Title, a reputable title company operating in the State of California, has provided you a preliminary title
report showing the two separate, legal parcels. There is no legal option for the city to reject this
application. If you have any additional questions, please call Patti Porter at Fidelity Title at 500-940-
8411, or Mark eemas, County Surveyor, at 909-95"700 to confirm the above.

of any funds. Some methods of funding may subject funds to a holding period which

"California Revenue and Taxation Code Section 18668, effective January 1, 1991,
requires that the buyer in all sales of California Real Estate, wherein the Seller shows
an out of state address, withhold 3-113% of the total sales price as California State

Note 4. Section 12413.1, California Insurance Code became effective January 1, 1990. This
legislation deals with the disbursement of funds deposited with any title entity acting in
an escrow or subescrow capacity. The law requires that all funds be deposited and
collected by the title entity's escrow and/or subescrow account prior to disbursement
of any funds. Some methods of funding may subject funds to a holding period which
must expire before any funds may be disbursed. In order to avoid any such delays, all
fundings should be done through wire transfer, certified check or checks drawn on
California financial institutions.
Note 5. The charge where an order is cancelled after the issuance of the report of title, will be
that amount which in the opinion of the Company is proper compensation for the
services rendered or the purpose for which the report is used, but in no event shall said
charge be less than the minimum amount required under Section 12404.1 of the
