Dear Ms. Bryant:
In regards to Lot Line Adjustment case LLA 05-444, during a records check of
previous lot line adjustments, it was discovered that a lot line adjustment had been
approved on July 19, 2005 under application LLA 04-422 for adjacent lots 12-14
and Parcel D. As Section 13.32.020[c] of the City Subdivision Ordinance permits
only one lot line adjustment per 12 months for any adjacent or previously modified
lots, Lot Line Adjustment case LLA 05-444 was withdrawn by the applicant,
closed, and refunded.
On December 30, 2005, we received a check in the amount of $450.00 for the
now closed and refunded Lot Line Adjustment case LLA 05-444. Enclosed with this
letter is the unclaimed check. We are unable to accept any applications or
payments for a new Lot Line Adjustment case at this location until the 12 month
period has passed.

In regard to the above referenced applications, during a records check of previous
lot line adjustments, it was discovered that a lot line adjustment had been approved
on July 19, 2005 under application LLA 04-422 for adjacent lots 12-14 and Parcel

We had contacted you by phone on October 5, 2005 concerning this matter and
have been instructed to withdraw the application and refund the application fees.
As permitted under the La Quinta Municipal Code, Chapter 9.260 (Fees) we will
process a refund equal to 90% of the fees paid by your office ($250.00 for the lot
line adjustment fee and $200.00 for the Engineering plan check fees). Attached are
copies of the original check and application forms as submitted. It will take 3-4
weeks to process your total refund of $405.00.

In regard to the above referenced applications, during a records check of previous
lot line adjustments, it was discovered that a lot line adjustment had been approved
on July 19, 2005 under application LLA 04-422 for adjacent lots 12-14 and Parcel
D. Section 13.32.020[c] of the City Subdivision Ordinance permits one lot line
adjustment per 12 months for any adjacent or previously modified lots.
We had contacted you by phone on October 5, 2005 concerning this matter and
have been instructed to withdraw the application and refund the application fees.
As permitted under the La Quinta Municipal Code, Chapter 9.260 (Fees) we will
process a refund equal to 90% of the fees paid by your office ($250.00 for the lot
line adjustment fee and $200.00 for the Engineering plan check fees). Attached are
copies of the original check and application forms as submitted. It will take 3-4
weeks to process your total refund of $405.00.

Chapter 13.32 LOT LINE ADJUSTMENTS
13.32.020_ Applicability.
Lot line adjustment may be utilized to reconfigure the size or shape of one lot provided that:
A. All properly line segments adjusted are boundary lines of the subject lot (though the
extensions of the adjusted segments may affect several lots);
B. The lot line adjustment does not alter the number of lots; and
C. The applicant and/or owner of the property has not received approval of a lot line adjustment
affecting any of the lots to be altered, or lots abutting any of the lots to be altered, for a period of
twelve months immediately preceding the date of the current application. (Ord. 326 § 3, 1998: Ord.
