APPLICABILITY
The following criteria must be met to approve a lot line adjustment:
❑ The adjustment shall not create a greater number of parcels than originally existed.
❑ The resulting parcels shall conform with City Zoning and Building Codes.
❑ The adjustment shall not cause existing uses or improvements of the property to be out of compliance with any
provision of the City Codes.
MINIMUM SUBMISSION FOUIREMENTS_
❑ Existing grant deeds or title reports for all affected parcels.
O An acceptable legal description of each existing parcel and a metes and bounds description of each new parcel
proposed.
❑ Closing calculations for each new parcel proposed.
❑ Original, unrecorded Grant Deeds for each new parcel with the following:

This is follow-up to the meeting of November 9, 2005 regarding your request for a
substantial conformance finding for Tentative Tract 32397, Phase 't and the
subsequent processing of Tentative Tract 32979 and Amended Tentative Tract 32397,
Phase 2.
It is understood that upon completion of the substantial conformance review of
Tentative Tract 32397, Phase 1, the City will be receiving from Foxx Homes an
Amended Tentative Tract 32397, Phase 2.
The Amended Tentative Tract 32:397, Phase 2 and Tentative Tract 32EI79 will be
scheduled for public hearings with the Planning Commission and City Council on the
same dates. With this process, both proposed Lot Line Adjustments will no longer be
necessary as discussed. Therefore, the approved Lot Line Adjustment 2005-445 is
rescinded and no longer valid.
