This letter is to report approval of your application for construction of a
9 unit apartment project on the south side of 51st. Avenue east of Avenida
Bermudas, which is located in the R -2 -4,000 Zone in the La Quints. District of) '1j ,�"
Riverside County, This approval is subject to the following conditions:
2. Prior to issuance of a building permit or any use allowed by this permit,
applicant shall convey additional right -of -way along 51st. Avenue (Calle
Tampico) to provide for a 50 -foot half -width right- of-way and convey addi-
tional right -of -way along Avenida Buena Ventura to provide for a 30 -foot
half -width right -of -way, at no cost to any government agency.
Lot access shall be restricted on 51st. Avenue (Calle Tampico).
3. Prior to occupancy or any use allowed by this permit, applicant shall
construct concrete curb and gutter located 38 -feet from centerline along
51st. Avenue (Calle Tampico) and 20 -feet from centerline along Avenida
Buena Ventura with match -up A.C. paving at a grade and alignment as ap-
proved by the Riverside County Road Commissioner. Said improvements shall
be constructed at no cost to any government agency.
All work done within County right -of -way shall have an Encroachment Permit.
All driveways shall conform to Riverside County Standard No. 207 and 208.
