Gentlemen:
This letter is to report approval of your application for construction of a du-
plex on Avenida Martinez, which is located in the P, -3 Zone in the La Quinta
District of Riverside County. This approval is subject to the following con-
ditions:
1. T'ne development of the premises shall conform substantially with that as
shown on plot plan marred Zxhibit "A" on file with 18.30 (R -3) Plot Plan
220. 3961.
2, No additional right- of-way shall be required on Avenida Martinez since
adequate right -of -way exists.
3. Prior to occupancy or any use allowed by this permit, applicant shall
construct concrete curb and gutter located 20 -feet from centerline along
Avenida 'Martinez with match -up A.C. paving at a grade and alignment as
approved by the Riverside County Road Commissioner. Said improvements
sna.11 be constructed at no cost to any government agency.
All work done within County right -of -way shall have an Encroachment Permit.
All driveways shall conform to Riverside County Standard No. 207 and 205.
4. A minimum of 2 parking spaces shall be provided in accordance with Section
18,12, Riverside County Ordinance 7 io. 348. The parking area shall be
surfaced with 2 1/2" asp:ialtic concrete paving.
