Dear Mr. and Mrs. Forrester,
The Tradition Architectural Design Review Committee (ADRC) reviewed and approved the Final Working Drawing
Submittal subject to the following comments being addressed prior to your request for Setback Observation at the
lot.
1. If the electric meter location is modified due to 1ID's requirements please either place the meter behind
closed doors or provide additional screening as all meter and service areas must be screened from view.
2. Previous comment: All exterior openings must have a minimum 2" plaster return (with radius). It appears
that this is the intent based on the elevations. New comment: This has been noted on the plans; however,
the details do not relate to the actual conditions being proposed. There appears to be an additional layer of
wall or plaster in the details that is not presented on the exterior elevations or 3D views. Please clarify.
3. A mailbox design and location must be included in your submittal set.
4. Courtesy comment: Screening or window glazing should be considered to prevent viewing into the garage
when the interior is illuminated.
5. Detail #2 shows a flat pan tile rather than a barrel tile; typically 2 -piece mission style tiles have both cap
and pan tiles as barrel tiles. Please clarify.
6. Detail 4: The typical bird -stop must be mortar or clay rather than metal. Please modify the drawings.
7. At the garage the committee is recommending the use of an offset "Keri' cut rather than a pure miter cut to
reduce shrinkage from the opening up to the corner.
8. Please note on the plans, "all exposed wood to be resawn finish unless otherwise approved by the ADRC".
9. Manufacturer's cut sheets and/or design sketches should be submitted for all exterior surface mounted light
fixtures prior to purchase and installation at the home.
10. Please note on the plan that a minimum two -20 amp I20/240v lighting circuits should be provided for the
front and rear yard landscaping lighting.
11. Please detail the attic mounted A/C FAU unit on the electrical plan. There are four A/C condensers and
only three shown on the plans.
12. Please show all class "B" flues on the plan and how they will be screened from view as well as the kitchen
exhaust fan and flues up to the termination points.
13. There are two Chamaerops in the rear view corridor. The maximum height of the plant material in the view
corridor is three feet. If the Chamaerops are pulled in a few feet they will comply with the guidelines.

This letter provides our response to the geotechnical related review comments provided by the City of La
Quinta in the transmittal memo dated April 3, 2012. A partial copy of the transmittal memo is attached to
this letter. The information contained in this letter is intended to supplement the information presented
in the above referenced Geotechnical Update report as well as the previous geotechnical reports.
The primary reviewer concern relates Jo liquefaction potential. As indicated within the previous
geotechnical reports, ground water is in excess of 50 feet below the ground surface throughout the
Tradition development. Based upon the depth to ground. water, the potential for liquefaction impacting
the site is considered "negligible". In addition, the subject lot is not located within the "potential
subsidence zone" designated within the City of La Quinta Engineering Bulletin. A copy of the' City Map
indicating the location of the subject lot with respect to the documented subsidence zone is attached.

As requested, we have reviewed the referenced geotechnical reports as they relate to the design
and construction of the proposed custom residence. The project site is located at 52970 Del Gato
Drive within The Tradition Golf Club development in the City of La Quinta, California. It is our
understanding that the proposed residential structure will be of relatively lightweight wood -
frame construction and will be supported by conventional shallow spread footings and concrete.

The lot was previously graded during the initial rough grading of The Tradition project site. The
rough grading included overexcavation and/or recompaction of the native surface soil along with.
the placement of engineered fill material to construct the building pads. The site grading is
summarized in the referenced grading report along with'the compaction test results.
The referenced reports include recommendations pertaining to the design and construction of
residential structure foundations. Based upon our review�of the referenced reports, it is our
opinion that the structural values included in these reports remain applicable for the design and
construction of the proposed residential structure foundations.

Conventional shallow spread footings should be bottomed into properly compacted fill material
a minimum of 12 inches below lowest adjacent grade. Continuous footings should be at least 12
inches wide and isolated pad footings should be at least 2 feet wide. Continuous footings and
isolated pad footings should be designed utilizing allowable bearing pressures of 1800 psf and
2000 psf, respectively. Allowable increase of 200 psf for each additional 1 foot of width and 250
psf for each additional 6 inches of depth may be utilized, if desired, The maximum allowable
bearing pressure should be 3000 psf, The recommended allowable bearing pressures may be
increased by one-third for wind and seismic loading. Increases in allowable bearing pressures
may be realized with increased footing size.
Resistance to lateral loads can be provided by a combination of friction acting at the base of the
slabs or foundations and passive earth pressure along the sides of the foundations. A coefficient
of friction of 0,48 between soil and concrete may be used with dead load forces only. A passive
earth pressure of 300 pounds per square foot, per foot of depth, may be used for the sides of
footings, which are placed against properly compacted native soils.
The bearing soil is non -expansive and falls within the "very low" expansion category in
accordance with 2010 California Building Code (CBC) classification criteria. Slab thickness and
reinforcement should be determined by the structural engineer, we recommend a minimum floor
slab thickness of 4.0 inches. All slab reinforcement should be supported on concrete chairs to
ensure that reinforcement is placed at slab mid -height.
Because the lot has been previously graded, the remedial grading required at this time for the
proposed residence should be minimal. The building areas should be cleared _of surface
vegetation, scarified and moisture conditioned prior to precise grading. The exposed surface
should be compacted so that a minimum of 90 percent relative compaction is attained prior to fill
placement. Any fill material should be placed in thin lifts at near optimum moisture content and
compacted to at least 90 percent relative compaction.
Based on our field observations and understanding of local geologic conditions, the soil profile
type judged applicable to this site is So, generally described as stiff soil. The following presents
additional coefficients and factors relevant to seismic mitigation for new construction based upon
the 2010 California Building Code (CBC).
The seismic design category for a structure may be -determined in accordance with Section 1613
of the 2010 CBC or ASCE7. According to the 2010 CBC, Site Class D may be used to estimate
design seismic loading for the proposed structures. The period of the structures should be less
than Iii second. This assumption'should be verified by the project structural engineer. The 2010
CBC Seismic Design Parameters are summarized below.
