Dear Mr. and Mrs. Abel:
This correspondence shall serve as notification from The Architectural Design Review Committee
("ADRC") that your revised Design Development and initial Construction Document submittals were
reviewed at the March 6, 2014 Meeting. The submittal was evaluated a second time after receipt of the
Lot Coverage Calculations and the project has been conditionally approved to start construction. The
following items must be addressed prior to your request for setback observation at the lot.
1. The garage door detailing (rectangular shape at the side) should be clarified for further
consideration by the committee. In addition, please clarify if the trim detail at the garage doors is
intended for use on the back patio columns as well.
2. The typical finish plaster corner radius detail must be specified on the plans.
3. Isometric plumbing plans are typically provided with the final plan submittal.
4. There still appears to be some wall conflicts on the various plan sheets submitted. Please review
the front elevations, Sheet A.6, and remove any walls that are not detailed on the site and grading
plan sheets.
5. The air conditioning units are detailed on the grading and landscape plans but should be added to
the architectural site plan for consistency.
6. The existing wall height for Lot 66 was provided; however, the committee could not locate the -
existing wall height for the wall at Lot 64. Please provide this information with your next
submittal.
7. Please provide a design and detail for the mailbox, including numerals and appropriate lighting.
8. The gas meter and electrical panel should be located so they are out of view from the street or
golf course. Screening from adjacent neighbors is also preferred.
9. Please provide appropriate screening of the garage windows (#120 and #107). The intent is to
prevent viewing into the Garage and also avoid any privacy issues with regard to the main entry
and Casita Bath at the neighboring lot.
10. Please indicate all class B flues for the air conditioning units on the Roof Plan and how screening
will be achieved.
11. Manufacturer's cut sheets are required for all exterior, surface mounted light fixtures.
12. The lighting schedules indicates the use of fluorescent bulbs at various light fixtures throughout
the project which is not recommended where visible to the street, golf course or adjacent lots.
13. The color board was approved subject to the required field reviews during construction.
14. Plumbago is a large shrub and is therefore not recommend for use in the rear yard view corridor
as it may not be attractive if kept pruned to a height of only three feet.
15. All turf extensions over the rear property line must be submitted to the Golf Club and approved
prior to installation in the field.
16. The submittal was missing the pot plinth detailing. Please include irrigation details as well with
your next submittal.
17. Courtesy comment: There appears to be an error on the lighting plan as it relates to the mailbox
and the Magnolia tree in the south corner of the front yard. The light symbol indicated for these
areas is a typical Date Palm light (12.4 watt LED) which would be excessive for the mailbox and
Magnolia. Please correct any errors with your next submission.

1. Attach Pad Elevation Certificates in compliance with the approved design elevation for building pad
(maximum allowable deviation of +/-. 0.1 foot). Pad Elevation Certificates must be current (within 6
months of current date). If a precise grading plan creates"tke pad for approval, please withhold green sheet
submittal until a Pad Elevation Certificate can be provided.
2. Attach geotechnical certification of grading plan compliance including compaction reports from a licensed
Soils Engineer. Recently rough graded residential developments which have a previously approved
geotechnical certification are exempt from this requirement..
3. Attach recorded final map or title information/grant deed showing proposed building locations are legal lots.
4. Complete the attached <1 acre per lot or infill project Fugitive Dust Control project information foim, PM10
plan & agreement or provide alternative & valid City approved PM10 plan set reference number or hard copy
plan. PM10 plans for commercial & residential developments (beyond .1 lot) are submitted separately with
grading plans & are subject to additional requirements. A current PM10 certification number is required.
5. Attach a copy of the rough or precise grading plan to the Public Works Department showing building
location(s) for pad elevation verification. AO flood zone developments will require an approved flood plain
development plan.
6. Attach supporting documentation for wall plan, monument sign, grease trap or special facility installations.
7. Complete and sign the attached water quality, management plan. (WQMP) exemption form, if applicable. PW
approved building construction projects require either a WQMP or a completed WQMP exemption form.

As requested, we have reviewed the referenced geotechnical reports as they relate to the design
and construction of the proposed custom residence. The project site is located at 53-150 Del Gato
Drive within The Tradition Golf Club development in the City of La Quinta, California. It is our
understanding that the proposed residential structure will be of relatively lightweight wood -
frame construction and will be supported by conventional shallow spread footings and concrete
slabs on grade.
The lot was previously graded during the initial tough grading of the Tradition Golf Club project
site. The rough grading included over excavation and/or recompaction of the native surface soil
along with the placement of engineered fill material to construct the building pads. The site
grading is summarized in the referenced grading report along with the compaction test results.
The referenced reports include recommendations pertaining to the design and construction of
residential structure foundations. Based upon our review of the referenced reports, it is our
opinion that the structural values included in these reports remain applicable for the design and
construction of the proposed residential structure foundations.

Conventional shallow spread footings should be bottomed into properly compacted fill material
a minimum of. 12 inches below lowest adjacent grade. Continuous footings should be at least 12
inches wide and isolated pad footings should be at least 2 feet wide. Continuous footings and
isolated pad footings should be designed utilizing allowable bearing pressures of 1800 psf and
2000 psf, respectively. Allowable increase of 200 psf for each additional 1 foot of width and 250
psf for each additional 6 inches of depth may be utilized, if desired. The maximum allowable
bearing pressure should be 3000 psf. The recommended allowable bearing pressures may be
increased by one-third for wind and seismic loading. Increases in allowable bearing pressures
may be realized with increased footing size.
Resistance to lateral loads can be provided by a combination of friction acting at the base of the
slabs or foundations and passive earth pressure along the sides of the foundations. A coefficient
of friction of 0.48 between soil and concrete may be used with dead load forces only. A passive
earth pressure of 300 pounds per square foot, per foot of depth, may be used for the sides of
footings, which are placed against properly compacted native soils.
The bearing soil is non -expansive and falls within the "very low" expansion category in
accordance with 2010 California Building Code (CBC) classification criteria. Slab thickness and
reinforcement should be determined by the structural engineer, we recommend a minimum floor
slab thickness of 4.0 inches. All slab reinforcement should be supported on concrete chairs to
ensure that reinforcement is placed at slab mid -height.
Because the lot has been previously graded, the remedial grading required at this time for the
proposed residence should be minimal. The building areas should be cleared of surface
vegetation, scarified and moisture conditioned prior to precise grading. The exposed surface
should be compacted so that a minimum of 90 percent relative compaction is attained prior to fill
placement. Any fill material should be placed in thin lifts at near optimum moisture content and
compacted to at least 90 percent relative compaction.
Based on our field observations and understanding of local geologic conditions, the soil profile
type judged applicable to this site is So, generally described as stiff soil. The following presents
additional coefficients and factors relevant to seismic mitigation for new construction based upon
the 2013 California Building Code (CBC).
Sladden has reviewed the 2013 California Building Code (CBC) and summarized the current
seismic design parameters for the proposed structure. The seismic design category for a structure
may be determined in accordance with Section 1613 of the 2013 CBC or ASCE7. According to the
2013 CBC, Site Class D may be used to estimate design seismic loading for the proposed
