Flood Damage Scope of Work
1. Reinsulate flood damaged areas with Icyenene spray foam insulation. We suggest the existing
Lower Level ceiling insulation be removed to be sure no water is in the cells and reinsulate the
entire ceiling.
2. In the Garage below the bedrooms, Icyenene spray foam insulation was held short of doing
the entire ceiling and should be completed at this time.
3. Redo drywall drop ceiling in garage below the outdoor room, see Detail 21/A9.2.
4. The 600 AMP electrical service panel will be replaced. All electrical sub -panels are okay.
5. All Lower Level electronics, lighting, and AN equipment to be replaced.
6. The entry doors from the Garages should be changed out to a three point locking system. We
recommend the following door and window manufacture since the original supplier is no
longer in business.

7. At the Lower Garage under the bedrooms, review adding of a poured in place concrete stem
wall or new 2X4 wall filled with spray foam insulation at the wall between the electronics and
garage. Add a three point locking system to the doors at the proposed wall.
8. The stair treads in the interior need to be redone. The tiles on the face to be saved and
reapplied.
9. The interior wood on the elevator needs to be pulled off and replaced. The elevator itself
appears to be in working order.
10. Redo the existing hood in the Kitchen. _
