REPORT OF COMPACTION GROUTING
KIRSTEN RESIDENCE.
76920 AVENIDA FERNADO
LA QUINTA, CALIFORNIA
-----------------------------------------------------------
INTRODUCTION
This report presents a summary and the. results of a remedial compaction grouting program
performed at the subject property by Moore & Taber during August and September, 1996.
The work was undertaken to treat potentially problematic foundation soils underlying
portions, of the subject residence. Information concerning the local soil conditions and
recommended scope of work was . provided in the . geotechnical information and
recommendations provided by Earth Systems Consultants (ESC) and discussions with Mr.
Brett Anderson of ESC. Additional pertinent information used to develop the scope of
work required was obtained from the . Ninyo & Moore Geotechnical and Environmental
Sciences Consultants "Subsurface Evaluation" dated January 18, 1994 (Project
No. 102709-01). Grouting was conductedas described. in the "Remedial Compaction
Grouting", proposal by Moore & Taber dated March 21, 1996 (Revised July 18, 1996 -
Proposal No. A95-099).

GROUTING
Page 2
Low slump sand -cement grout was.injected at 35 points in the area to be treated as shown
on the attached plan, entitled "Grout Injection Point Locations" (Page A-1). The location
of these points may have been slightly adjusted in some cases from the originally planned
program due to subsurface impediments, underground utilities and soil or structure response
as grout emplacement progressed.
The general method used consisted of first or driving casing at each point shown on the plan
to firm soil, based on correlation between driving resistance and geotechnical information
provided by previous reports. The casing was then withdrawn in short stages and low -slump
grout (-2.0 - inch slump) was pumped into the resulting open hole. The maximum depth of
soil treated was 25 feet below existing grade. Grout was injected in a sequence beginning
at the deepest stage and progressing to the shallowest stage in intervals ranging from two
to five feet. Pumping was generally terminated on each interval upon achieving excessive
pumping pressure (400 + psi) or lift of the overlying ground surface, either of which were
considered indicative of adequate compactive effort. Surface motion was monitored by
conventional surveying equipment and water manometers stationed over the area of grout
emplacement.
Records of casing installation, injection pressures, emplaced grout volumes, lift, and other
aspects of the operations were maintained during the course of work. The pressure at which
each stage accepted grout was monitored by a gauge at the injection point, and the volume
of grout was measured to the nearest two, cubic feet. Most injection pressures ranged from
100 to 400 psi, and a total grout volume of 7,535 cubic feet (279 cubic yards) was pumped
into the soil. The attached table (Pages A-2 through A-5) shows the emplaced grout volume
per stage for each grout point.
CONCLUSIONS
Compaction
' We believe that the completed grouting program accomplished densification of compressible
soils and reduced the potential for future settlement in the area treated. As noted above,
excessive pumping pressures, ground or structure lift, or indications of incipient distress were
' the criteria used in the field to determine completion of the injections. Subsequent analyses
' Job No. 6-210-003100 - October 25, 1996
1 Mr. Robert Kirsten Page 3
using the grout volume and lift figures were also undertaken to evaluate the work's
effectiveness -in terms of increased soil density.
' For this project, holes were spaced on approximate ten -foot` centers and a hypothetical
five foot radius of influence was assumed around each grout point. Therefore, the total area
affected by the grouting computes to approximately 2,747 square feet. For this assumed
area of influence, the 7,535 cubic feet of emplaced grout yields a calculated average layer
of grout 2.32 feet thick.
The grout volumes and assumed area of influence were also analyzed with respect to the
magnitude of soil density increase achieved. An average increase in soil densification of
approximately 13.7 percent over the area treated was calculated.
Verification
One additional grout point was installed equidistance between four completed injection
points for ground improvement verification. Test results were positive as indicated by
increased penetration resistance and substantially lower volume emplacement than the
surrounding points.
Lift
The house was raised substantially by the grout injection process. Relative elevation surveys
of the structures before and after completion of the work indicate as much as 5.0 inches of
lift occurred. The pre- and post -grout relative floor elevations are shown on the attached
plan (Page A-6), and reveal considerable improvement over pre -grouting conditions.
, RECOMMENDATIONS
Repairs
Some minor adjustments of stress and strain may occur subsequent to grouting, especially
if the soil moisture content increases:. As a precautionary measure, we normally suggest
several weeks delay before undertaking cosmetic repairs. Flexible patching materials should
be utilized wherever possible to protect against minor damage from any future movement.
Cracks in concrete should be filled with high bond strength, non -shrink epoxy or mineral
grout.

Mr. Robert Kirsten Page 4
Soil Moisture Control
Good surface drainage is essential to help minimize the effects of, and to protect against
local settlement problems. Gutters and downspouts should be installed or maintained to
capture and direct roof discharge water (rain) into swales or pipes. Areas adjacent to the
buildings should be graded to, eliminate ponding and low drainage gradients. All water
should be directed away from the structures in unpaved areas by establishing a flow gradient
of six percent for a distance of five feet from footings (about a 3.5 -inch fall in this distance).
All water runoff should be collected in positive drainage devices (e.g. graded swales or catch
basins and pipe drains) and conveyed off of the lot. Broken or deflected concrete should
be repaired and/or replaced. Obstructions to the free flow of water from the site should
be removed.
If you have any questions concerning this project; please call us at your convenience.
