The entire opening of the firebox must be covered with a tight -fitting, closeable, metal or glass door. This requirement may be omitted if such doors would interfere with devices permanently installed in the fireplace which are designed to increase the circulation of heat. 2. The firebox must have an outside air intake which has a minimum area of six square inches. This air intake must have a tight -fitting damper (not the same as the flue damper) which is operable and readily accessible. 3. The flue damper must be tight -fitting with an accessible control. 4. Continuous burning gas pilot lights are prohibited. 5. The use of indoor air to cool the firebox when that indoor air is vented to the outside of the building is prohibited. CHIMNEY REINFORCEMENT Every chimney shall be reinforced with at least four '/2" diameter vertical reinforcing bars. The bars shall extend the full height of the chimney. The bars shall be tied horizontally at 18" intervals with not less than '/4" diameter steel tie at each interval Two ties shall also be provided at the bend in a bar where it changes from a sloped position to a vertical position. Maximum slope, of vertical steel should be 6" horizontal to 12" vertical. It is suggested that ties be also placed approximately 6" above and below anchor strap. Where the width of the chimney exceeds 40," two additional '/2" diameter vertical bars shall be provided for each additional flue incorporated into the chimney; or for each additional 40" in width or fraction thereof. Materials: Materials shall be as follows: Water shall be clean and potable. Sand conforming to "Aggregate for Masonry Mortar," ASTM C 144. Portland cement conforming to ASTM C 150. Lime putty made of high calcidm lime and aged to insure complete slacking. Hydrated lime conforming to "Hydrated Lime for Masonry Purpose," ASTM C 207, Type S. Steel reinforcing conforming to Deformed Billet Steel Bars Concrete Reinforcement ASTM A 615 — Grade 40. Brick, meeting the requirements for "Building Brick," ASTM C 62. Block meeting the requirements for "Hollow Load Bearing Concrete Masonry Units," ASTM C 90. Flue lining conforming to Clay Flue Linings, ASTM C 315. Mortar Proportions: Mortar shall be composed of one part portland cement and 4'/2 parts dry loose sand, to which shall be added not less than '/4 part nor more than 1/2 part lime putty or hydrated lime; or composed of one part plastic cement and three parts dry loose sand, to which lime may be added not in excess of 1/10 the volume of cement, All parts by reasonably accurate volume measurements. Mixing of Mortar: All cementitious materials and aggregates shall be mixed for a minimum period of three minutes, with the amount. of water required to produce the desired workability. Re -tempering Permitted only by •adu..,g water within a basin formed of mortar and the mortar, reworked into the water. Mortar which has be- come harsh and non -plastic shall not be re -tempered or used. Grout: Grout may be composed of mortar retempered with water. Joints: All joints exposed to the weather shall be tooled. Joints in firebrick shall not exceed'/4". Construction: When the bricks are being laid, they shall be sufficiently damp, and the mortar sufficiently soft, so that the mortar will remain plastic to permit the units to be leveled and plumbed immediately after being laid without losing bond. All masonry work shall be accurately executed and in conformity with the plans. No brick less than length shall be used in exposed work. Head and bed joints shall be solidly filled with mortar and brick shall be shoved into place. Fireplaces are generally of two types. One type is constructed on concrete slab floors and the other type is constructed in a frame floor using.a cantilivered hearth. The generally accepted method of construction of a fireplace from the hearth up is as follows: The fireplace is laid out; the back of the fireplace is constructed to a scaffold height approxi- mately five feet; and then the firebox is constructed and back - filled with tempered mortar. Do not grout solidly behind firebox wall. Slush loosely behind firebox wall to allow for expansion of firebox. The horizontal steel may be placed either in the mortar bed joint or in the grouted area. Some fireboxes are constructed without the face, leaving ties so the face may be added at a later date, while other fireboxes are constructed simultaneously with the face. Either way is an approved method of construction. In masonry chimney work tempered mortar grout shall fill the void between the flue lining and the masonry wall. Dear Mr. Harold: I am a Registered Civil Engineer, licensed to practice in the State of California. I visited the referenced prtject this date with the owner, Pred Wilson, and the contractor, Dave DeArich. Also present was Dennis Wish, an engineer. I have reviewed the designs prepared by Mr. Wish and hereby accept them as presented. I also made observations of the structure and found the construction to be in general conformance with the plans and the design intent. I have noted the change in the front. bedroom at the window and accept the design of using three lag screws to add the 4x8 post the existing post for affixing the strap to the shear panel. Specifically, I addressed the changes made subsequent to the original plans submitted by Donald Hogancamp PE. Mr. Hogancamp will provide a letter to the city for inspection of those items directly related to the original plans and this letter will address the changes made in the field or changes necessary to compensate for missing details. Details for each of the changes have already been drawn and submitted by Mr. Mike Dietrick. Member of Structural Engineers Association Of Southern California Since 1983 I have inspected each of the post connections and the framing as indicated on the original plans and on the detail changes and have found them to be in compliance with thp)engineering design. T' s S. Wish PE ural Engineering Consultant dw/DSW I have inspected the shear wall panels prior to the paper and lath wrapping. Where necessary I tagged panels that were damaged by nailing and required that the panels be replaced. This has been done. Structural -Engineering I have inspected all holddowns, anchor bolts that were added subsequent tot!he issuance of the permit to compensate for certain deficiencies. The interior shear For: wall drag has been designed to allow for a 2x6 drag strut to be connected to the shear wall and that the additional nailing at the roof diaphragm will more than Commercial compensate for the allowable drag capacity required by the original plans. Znustrid The shear transfer at the California framing by the west entry has been corrected Residential with the use of solid blocking as per the detail that I submitted. The shear transfer Seismic Retrofits was accomplished by face nailing the horizontal block below the diaphragm to the vertical block at the double wall plate. The use of A-35 at this connection is not FOun,datim necessary since the shear capacity is transmitted by the nailing described above. Custom Homes I have inspected the guest house and am satisfied that it meets the requirements for Remodels proper shear load transfers. There are some straps to be added between the 4x Retaining Waifs ceiling / roof joists and the ridge. This has been designed and are in the process of Piles, Caissons being added. The structural diaphragm is the lx T&G connected to the 4x beams. The 5/8' plywood above the rigid insulation is not a structural diaphragm and has been adequately nailed to the 4x's to prevent sliding. I have inspected this and find it to be adequate. Member of Structural Engineers Association Of Southern California Since 1983 I have inspected each of the post connections and the framing as indicated on the original plans and on the detail changes and have found them to be in compliance with thp)engineering design.
