your lot 45 on Claret Cove. The landscape plans were preliminary only, not construction
drawings. Please have the landscape construction drawings submitted prior to the setback
inspection and incorporate the landscape comments listed below into them. The plans were
approved subject to the following comments:
PAGE 02/02.
1. The grading plan still shows two walls, please clarify.. The new property lige waU
detail, 23/A9.1, show the property line and that footing.:is.not.over the property line.
The wall detail itself looks fine, the concern is that the footing will be located over
the,property line or farther into the property than anticipated.
2. On ihe'roof plan, the skylight detail 23/A9.1 still does not show the height of the curb
detail. The call out 2 x for the curb framing is not speck enough to tie down
the actual heightaf the sky light curb above the adjacent roofing. The sky light curb
detail should be kept as low as possible so it will not pop up above the roof plane.
3. The side yard wall on lot 46 side should be extended to the front and rear set back
)ides.
4. On the side yard adjacent to lot 44, show the top of wall height at 6' above the higher
of the two adjacent lots approved pad elevations.
5. On the chimney detail, provide specific call out for the screening material. Specify
the size of the openings.
6. The pool waterfeature is shown as 36" in height to the top of the boulders. The back
side must be mounded so that no more than 18" of boulders are exposed to the
common area/golf course.
7. The plan appears to have walls encroaching into the P.U.E. 'These will need to be
. pulled back.
8. The trees in the rear yard are in the view corridor. Please revise.
9, A $5,000.00 construction performance deposit is needed prior to the onset -of
construction. Please make your -check payable to: Tradition Community
Association.
