I recently bought a newly constructed home here in La Qunita cove area. Alex Torres.was the
contractor. My home received a certificate occupant the last week of Nov. 2002. We have had
nothing' but problems from roof leaks, to improper drainage around house, unapprov--d electrical work,
an illegal non-locking gate around are pool & etc... The most disturbing is my home was built more
then 1.5 inches off the cement foundation located on the south/east comer ! Now 9 ( the new home
owner) am left with a mess. My home is structurally unsafe and the city of la quints building & safety
inspector approved it.

At your request, I have researched the approved plans for your house at 53-720
Avenida Navarro, and the nearby house, at,53-630 Avenida Navarro, in the City
of. La Quinta. As you know probably know, the building permit for your house was
issued in April 2002, under the 1998 California Building Code. The building.
permit for the nearby house. was issued in February 2003, under the 2001
California Building Code.
The purpose of this letter is to inform you that the two houses are substantially'
similar in floor plan, floor.area, door and window areas and orientations.
Building Department records indicate that the living area of your house is
approximately 1846 square feet, and that the nearby house is approximately
1899 square feet. In light of the revision to include another bathroom during the,
construction of your house, which absorbed a few square feet that were formerly
part of the garage, the living areas are probably closer than original permit
records show. I would estimate that the window areas of the two houses are
probably within 30 square feet of one another.
Attached are (not to scale) photocopies of the two floor plans, for your
convenience.
