Soils previously removed were replaced in thin, watered lifts and compacted until desired finish grades were obtained. 9. Fill materials consisting of on-site soils were placed in thin layers and compacted. 10. Areas not achieving minimum density requirements were reworked and retested. 11. A total of seven hundred eighty-five (785) compaction tests were performed during grading. 12. Test results indicate that a minimum of ninety percent (90%) of maximum density has been obtained in the areas tested. 13. Unstable areas at the required over excavation depth, were removed an additional two feet (21 and stabilized. 14. Several pad areas .remain unexcavated where live irrigation lines passed through pads. This area extends from approximately thirty feet (30') West of Adams Street to fifteen feet (15) on the East side and is marked on the attached plan. Also marked is the site of a septic tank, well and irrigation line left intact. 15. Existing on the site were three (3) sewage ponds. A dozer removed the soil in the bottom of the ponds down to clean sands. The soils were then placed in golf course areas. 16. Flood control levees on the south western boundary of the site, paralleling Calle Rondo, were removed and the area overexcavated to three feet (3') below original grade in all pad areas. 17. Further grading is necessary for areas along Aaams Street, site of a future maintenance .building, and live irrigation line is going through the pond. 18. Based upon intermittent observations and testing during the grading operations, from March 5 through July 8, 1986 on this project, it is our opinion that the intent of the recommendations of the referenced soil investigation as well as the ordinances of the City of La Quinta have been met. The project is located between Avenues 50 and 52, East of Washington and West of Jefferson Streets in the City of La Quinta, CA. 2. Prior to grading the site consisted of primarily a citrus orchard with desert.areas in the northeast area of the project. There were also a couple old ranch houses and associated buildings. These structures were'demolishedand disposed of. 3. The proposed development will include 418 acres of golf course, single family residences, condominlums, commercial buildings and a hotel. 4. The scope of our work was based on plans supplied by Sanborn Webb Inc., Civil Engineers and Land Surveyors. 5. The project area was cleared of vegetation and debris prion to the start of grading operations. Two large trash pits (trees, demolished buildings etc.) were dug into fairway areas. These were covered by at least ten feet (101 compacted material. (Areas we marked on grading plans.) 6. Pads were excavated to a depth of four feet (4) below finish grade or three feet (3') below original grade, whichever was deepest from easement to easement. 7.
