I have reviewed the report by Option One Consulting Engineers for the property at 48-681 Classic Drive and find their
suggested repairs to the water damaged structure is approvable. Please note that additional repairs to the structure may
be required once demo has occurred and more structure can be observed. Please inform the Inspector to observe that
shear panel nailing, sill plate nailing, shear wall hold downs, etc... are replaced as per the originally approved permitted
structural plans.

The property address is 48-681 Classic Drive, La Quinta, CA. The unit is a single level unit on th s d
floor of a 2 -story structure. The area of concern is the Master Bath #1 shower. Water has leake fkwm the wer
pan into the framing below. The unit was constructed approximately 5 years ago.

Option One Consulting Engineers was contracted by Pulte Homes to observe the condition Jae g�m- 0_

The purpose of this observation was to determine if the framing members which w, re ex�sed to`4h ater
are adequate to support the applied vertical and horizontal loads on the structure and,to provide a r%trofit for e YA
members which it is determined must be removed and replaced.
OBSERVATIONS and FINDINGS
O�
The plywood floor sheathing under the shower had been removed prior to the observation. The extent of the removal
was to the two exterior walls, the interior wall between the tub and shower, and along the interior side of the shower.
The interior wall covering of the shower had been removed. The stud framing in the shower was exposed.
Extensive water damage to the exterior wall sill plates and the plywood floor sheathing (which remained under
the sill plates) was observed. The bearing ends of the I -Joist also showed water damage. The rim joists at the two
exterior walls could not be seen clearly, but when the sill plates and remaining plywood floor sheathing are removed,
the adequacy of the rim joist shall be determined.
SUMMARY and RECOMMENDATIONS
The portion of the framing members which show deterioration due to the exposure to moisture shall be removed and
replaced with like material per the material specifications for the project. Refer to the attached partial framing/floor
plans for the areas where the material shall be replaced.
1 Replace plywood floor. Sheathing. Material and nailing to match existing. Use 4x4 blocks per detail "A".
2 Replace gill plates for the second floor walls at the exterior walls of the Shower,
3 Once removal of the exterior material is complete (approx 18" above and below the rim joist) verify if
the rim joist hag guStained water damage. Replace if neceegary.
4 Remove and replace the lower 6" of each Stud at the exterior walls. Replace gtudg per attached detail "B".
5 Remove 12" of the exterior Shear material and replace. Match the existing Shear material and nailing.
Uge 4x blocking at the panel edgeg and edge nail the plywood at all panel edging.
6 Cut the endo of thej-joigtS at the inside face of the exterior wall, Install a flush 1-3/4" LVL at the face
of the exterior wall. Install 5tiffenero at each Side of the i -joist and use hangerg to attached to the
1-3/4" LVL. Refer to attached detail "C".

adequacy of the original structural design.

of skill and care ordinarily exercised by other professional consultants under similar
circumstances.
The information presented in this letter is considered valid as of this date. As new and/or

Guidelines for the evaluation of weathered
TJI® Joists, MICROLLAMTM LVL PARALLAM® PSL
and TimberStrandTM LSL
All engineered lumber products should be stored in a manner that protects them from
the weather. While they are resistant to moisture that may occur during construction
delays, if prolonged periods of time will pass before they can be installed, covered
storage is necessary to prevent deterioration. Additionally they must not be allowed to
sit in mud or standing water.
GENERAL INFORMATION
• Discoloration of the product in and of itself is not a problem.
• Minor flaking of the face veneer or strands is not significant.
• Minor checking on the fare or cross section ( 3 veneers) is not a problem.
TJI® JOISTS
• Any separation of the flange web joint shall be cause for rejection.
• Web swelling in the flange web joint should be checked for its effect on splitting.
• Slight cupping of the flange is permissible.
• Any distortion, warp or twists in the alignment of the web is cause for rejection.
• Flaking of the veneers in plywood webs shall be cause for rejection.
MICROLLAMTm LVL, PARALLAMO PSL and TIMBERSTRANDTm LSL
• Cupping in excess of 3% of the depth (0.03xd) shall be cause for rejection.
• Cupping of 3% of the depth (0.03xd) or less should be evaluated for it's effect in such areas
as hanger fit, finish surface; installation plumbness and ability to fit with other pieces.
• Minor twisting and warping is permissible. Must be evaluated for it's effect on product fit,
installation and aesthetics.
• Minor checking along the length is permissible if well spaced and does not exceed 3/8 inch in
depth.
• Any delamination shall be cause for rejection.
