Landscaping/Irrigation additions.
Dear Mr.'& Mrs. Hall,
The Architectural Committee has reviewed your Architectural Variance Application for the addition of the above lister'
variances per the plan submittal prepared by GWC Construction, Sheet -Pool Plan, dated-. June 23, 2016 and a revised
landscape plan, with grades to show drainage of yard and deck, Sheet -L.01, date stamped July 1, 2016. The proposes
scope of work is acceptable in accordance with the Architectural Guidelines, Homeowner's Association'
CC&R's and Maintenance and Indemnity Agreement; and subject to the conditions and comments within this
letter. .
The following conditions and/or requirements are,pertinrnt and subject to the acceptance.
1. Prior to the start of any work, provide a signed ret of plans, stamped by the City of La Quinta, and the city issued
permit. A • copy of the City of. La Quinta form the contractor signed in full reference to their "No Worker's
Compensation Insurance Coverage and all rela-ed City documents regarding this issue. A letter with the list of
their subcontractors they furnished to the city. A statement that all the subcontractors have their Workers"
Compensation insurance and any casual labor is covered with Worker's Compensation thru their employer or
property owner.
1. The homeowner and the contractor to schedule a meeting with the Landscape/Irrigation Manager, Bili
Bobbitt, and the Maintenance/Lighting'Manager, William Aceves, prior to the start of any work. The:
purpose is to confirm the pre -construction condition (Pre -construction Photos) establishing the
responsibility for existine HOA property. The location and routing of gas and .electrical services to be .
reviewed and approved at this meeting. Driveway cutting and patching to be done to be compatible with
the standard driveway plan and detailing.
3. The contractor to provide rear property line corners, confirmed by title docs for legal property dimensions and
location. Staked corners are to remain during construction and for final inspection.
4. The contractor to remove all excess soils from the pool and grading. All pool excavation material to be removed
from the site, no balance to remain.
S. The homeowner and contractor are required to provide code compliant drainage flow and water drain system to
prevent damage to the structure and adjacent arms. The Committee and HOA do not provide an opinion on the
drainage plan. The existing drain piping to the sreet to be checked and cleared at completion of 'project and prior
to a Notice of Completion. w
6. The contractor is to verify and locate any easements and underground utilities. Any damage or disruption is to be
repaired immediately. Note: there are likely existing irrigation main lines and control wires in this area to be
verified and the HOA nofified.'
7. The contractor is responsible for all protection, .-erouting and modifications of existing utility services belonging
to HOA or utility companies. ,
8. The HOA is not responsible for verifying property -lines, easements, existing utility services, irrigation ani
drainage lines. The HOA and its' representatives do not accept any responsibility for verification or accuracy cf
this information.
9. The HOA does not provide permission to access the `rear of the property from the golf course. The
proposed access is from the property side yard. All disturbed or damage areas to be replaced to original condition_
10. Any electrical wiring exposed during construction must be reported to the Association.
11. The contractor to repair and/or replace any damaged irrigation, landscape, hardscape, lights, drainage devices or
street surface damage to the satisfaction of the HOA.
12. All landscape and irrigation modifications are the responsibility of the homeowner and their contractor. Only
Toro brand sprinkler heads are to be used. Any lawn repair must be done -with 328-hybrid Bermuda sod.
13.. All modifications to "the existing sprinkler systems are to be made by the contractor to the satisfaction of the
HOA.
14. The HOA is not responsible for demolition or removal of existing hardscape, landscape, sprinklers and lighting.
15. The homeowner and contractor are advised to comply with the contractor's working guidelines and vehicle rules.
16. The contractor must provide traffic control devices and personnel during the work period, if required for safety.
17. The contractor is not allowed to stockpile any material, equipment or construction debris in the street. All debri:,
must be cleaned up daily.
18. The' street 'gutters cannot be used for concrete' wash out and the contractor is .responsible for keeping the gutte-
clear and free of debris. Streets are to be cleaned daily.
19. Upon completion, the homeowner is required to provide a signed copy of the city inspection card and the Notice
of Completion Certification letter (enclosed).
20. The fire pit feature is to be a City of La Quinta approved unit, or system, with a permit and inspection card. p
copy of the signed-off City of La Quinta Inspection Card for the extended gas line must be submitted prior to the
`Notice of Completion' form.
21. The homeowner and the contractor to schedule a meeting with the landscape/irrigation manager and the_
maintenance manager prior to submitting a Notice o Completion form
22. The project should be completed within 45 days of starting.
23. The Committee's review is only for the architectural implications of the project. All codes, legal and engineering
are the responsibility of the:homeowner and contractor.
24. A Maintenance and Indemnity Agreement shall be signed prior to the start of work and reviewed at the
completion of the project. Same shall delineate all applicable work, which current and future owners shall be
compelled to solely maintain and/or replace as needed, and, the document shall be,recorded with the County of
Riverside and runs with the land.
We reserve the right to make a final inspection of this change to make sure that it matches the original request. An.
approval is based only on the aesthetics of' your proposed plan and should not be taken as any certification as to they
construction worthiness or structural integrity of the proposed change.
