Dear Mr. & Mrs. Reedy,
The Architectural Committee has reviewed your Architectural Variance submittal. Your proposed project
includes significant changes and additions to the original developer provided Landscape, Irrigation, Hardscape
and Special -Features. The proposed variances are as shown on the drawings, dated October 17, 2016, prepared
by Ray Martin -Landscape & Irrigation Design Consultant. The modifications are in accordance with the
Architectural Guidelines. Homeowner's Association CC&R's and Special Maintenance and Indemnity
Agreement.
The following requirements apply to the acceptance of this project:
L The homeowner and contractor to meet with the Landscape Manager, Bill Bobbitt, and the Maintenance
Manager, William Aceves, for an onsite meeting prior to starting the work.
2. It is the responsibility of the Homeowner to inform his consultants and contractor of the
provisions in this letter.
3. The fire feature is to be a City of La Quinta approved unit or system with a permit and inspection card.
Submit the City of La Quinta permit for the gas line and the electrical prior to the start of work. A
signed off copy of the inspection card will be required at the conclusion of the project.
4. The homeowner wants to install drip and bubbler irrigation system which will be connected to their
home's water supply and maintained by the Homeowner. The current system will be disconnected from
the Association's system.
5. The homeowner is to sign a Maintenance and Indemnity Agreement which will cover the hardscape,
landscape and irrigation and special features for the east side ( golf course side) of their unit and
transition areas. The owner, designer and contractor(s) are to work with the Association during .the
conversion process. The Association's employees will not perform the work.
6. The south side (entry courtyard) and entry area are to remain `as is'. Any damage done to the
landscape in this area during construction will be the owner's responsibility to correct.
Preconstruction Photographs to be recorded at the'Preconstruction Meeting'.
7. Drainage is of the upmost importance at these units. Contractor is to ensure that grading and
drain systems are adequate to accommodate heavy rain. It is the responsibility of the Homeowner,
Designer of Record and Contractor to certify proper code complaint drainage.
8. No trees or plant material shall be planted or allowed to grow so that it blocks the neighbor's views.

9. Some of the plant material that is, called out on the submitted plan may not do well here. The, gardenias, ` 1
