Dear Ms. Sowers,
The Architectural Committee has 'reviewed •your Architectural' Variance Application for the addition of a
pool/spa, barbecue island and fire pit. The proposed project, as shown on the pool/spa plans (3 sheets) prepared
by American Landscape & Pools *of California, is•acceptab�iwaccordance with the Architectural 6Widelines,
Association's•CC&R's,'and Maintenance and Indemnity Agreement.
The following conditions and/or requirements are pertinent and subject to .the acceptance. ;
1. The location of-thefire pit,!as shown, requires relocation -to consider the adjacent neighbor's area of'•
np ygcy. Some added shrubbery, for - a buffer is also suggested., The fire pit is pending review and
acceptance.

.2. Prior to the start of any work, provide a signed set of plans, stamped by the City of La Quin* and .the
city issued permit..
3. The homeowner and the contractor to schedule a meeting with the Landscape/Irrigation Manager, Bill
Bobbitt, and the Maintenance/Lighting Manager, William Aceves, priorto the start of any work. • The
purpose is, to confirm the pre -construction condition, establishing the responsibility for existing HOA
property. 'Seethe photos to establish -the preconstruction condition and final requirements.
4. The contractor to provide rear property line corners, based on legal, documents. Staked corners are to
remain dunng construction and,for final inspection. The contractor is to verify and locate any easements
and underground utilities. Any damage or disruption is to be repaired immediately.
5. 'The contractor is responsible. for all protection, rerouting and modifications of existing utility services.
6. The HOA is not responsible I for verifying property lines, easements, existing utility services, irrigation
and drainage lines. The HOA and its' representatives do not accept any responsibility for verification or
accuracy of this information.';
7. The HOA does not provide permission to access the rear property from the golf course.
8. Any electrical wiring exposed during construction must be reported to the Association.
9. The contractor to repair and/or replace any damaged irrigation, landscape, handcape, lights,, drainage
devices or street surface to the satisfaction of the HOA. r
10. All modifications to the existing sprinkler systems are to be made by the contractor to the satisfaction of
the HOA.
.11. The HOA is not responsible for demolition or removal of existing hardscape, landscape, sprinklers and
lighting.

12. HOA must be in receipt of your contractor's current insurance certificates. The certificate•.that we
initially received for General Liability coverage has expired.

13. All landscaping repairs and new landscaping are to be approved by the landscape manager and must be
based on a contractor prepared landscape plan. Please see enclosed photographs of the existing side
yard for repair standards.
14. The contractor must work with the Landscape Manager, Bill Bobbitt, to correct the drainage problem at
the rear of the property. Proper drainage must be provided on the deck, the Y-0" planter space, and all
areas modified by the pool addition.
15. The homeowner and contractor- are advised to comply with the contractors working guidelines and
vehicle rules.
16. The'contractor must provide traffic control devices.
17. The contractor is not allowed to stockpile any material, equipment or construction debris in the street.
All debris must be cleaned up daily. ,
18. The street gutters cannot be used for concrete wash out and, the contractor is responsible for keeping the
gutter clear and free of debris. Streets are to be cleaned daily.
19. Upon completion, the homeowner is required to provide a signed copy of the city inspection card and
the Contractor Certification letter (enclosed).
20. The homeowner and the contractor to schedule a meeting with the landscape/irrigation manager and the
maintenance manager prior to submitting a Notice o Completion form --- -- -- - — -- — - -
21. The project should be completed within 45 days of starting.
22. The Committee's review is.only for the architectural implications of the project. All codes, legal and
engineering, are the responsibility of the homeowner and contractor.
23. A Maintenance and Indemnity Agreement shall be signed prior to the start of work and at the completion
of the project. Same shall delineate all applicable work, which current and future owners shall be
compelled to solely maintain and/or replace. as needed and the document shall be recorded with the
County of Riverside and it runs with the land.
24. Any work required in an adjacent unit side yard is to . be reviewed by the HOA representative prior to
starting.
25. The CC&R's. are applicable relative to the use of the pool and deck areas.
26. On the submitted plan, there are three -black squares shown along the raised bond beam of the pool.
These squares need to be identified prior to their review and acceptance.
27. Enclosed please find a Conditions of Approval and Disclaimer form. This form was included in the
Architectural Application package. The signed form was not in your submittal. Please sign and return
to the Association.
We reserve the right to make a final inspection of this change to make sure that it matches the original request.
An approval is based only on the aesthetics of your proposed plan and should not be taken as any certification.
