Re: PGA WEST — The Greens Phase 2 Seismic Retrofit, Structural Plan Check Submittal
Dear Mr. Crawford:
The purpose of this letter is to provide a written explanation of the issues regarding these calculations that
arose during the initial prototype plan check submittal in the summer of 2002.
Our repair drawings (S 1-S 12) represent seismic retrofitting of the critical assemblies brought forth during
the recent construction defect litigation. As you know, the buildings do presently have occupancy permits and the
repairs are completely voluntary on behalf of the Home Owners Association.
. These calculations are intended for reference only and do not correspond in the classic sense with the
repair plans. The purpose of the calculations is to determine the lateral forces required by the 1998 CBC, and to
determine where the existing as built structure has deficiencies in capacity.
In most cases, it is not economically feasible to fully retrofit these structures to the current code. Once
the critical assemblies are identified, the repair typically consists of providing the maximum capacity possible
within the existing building geometry. In other words, an existing first floor shear wall would be retrofitted with
'/2 inch struct I plywood with 10d edge nailing at 2 inches on center, and the sill plate anchor bolts and holdown
anchors are retrofitted based on the new capacity of the wall. In many cases, this retrofit would not necessarily
meet or exceed the 1998 CBC design force required for the given location. However, it does result in a much
stronger assembly than exists presently. In this way, we are at least able to greatly improve the performance of
these buildings and give greater protection against loss of life in the event of a code level seismic (or wind) event.
