I would like to clarify a few items. 1.0 Electrical When I spoke to" the electrician (Don), I was not satisfied with the correction and his response regarding the current problem as stated in my service request. This is the second time a GFl has been replaced in the same location by your company since the house was built. Don specifically directed me to call the building dept. if i was not satisfied with his repair/response. This is the reason I had called the building dept to satisfy my position regarding this matter. Don did convey that there was a change in the electrical requirements for the new housing as of 1/1/01, which requires a bigger circuit breaker"to eliminate this problem from happening. It does not make sense that you cannot run a hair dryer in each bathroom at the same, time. f have a wife and daughter, who when getting ready at the same time will be using the bathroom simultaneously. Using a hair dryer is not unreasonable at the same time. This is why we need two bathrooms so people can get ready at the same time. When using the bathroom at identical times, the power would go out in both baths and in other areas tied to that circuit. We would than have to go all the way outside to the panel box to trip the breaker. This was very inconvenient. t have never had this problem before. It appears that maybe the pioblem was poor electrical design in consideration of practical use. I have encountered and documented poor building/design by O / W (i.e. A/C, etc) during the construction of our home, where I had tried to convey that there was a problem and was ignored. Shortly thereafter, the correction was noted by the building dept. and than a repair was required to complete and receive a C/O. I have placed a non-structural dividing wall in my garage for a storage/workshop area. It is not a living space nor is it intended as you have defined. The electrical problem I am referring to has been ongoing prior to ever doing any modification. The delay in getting the problem, addressed could have u eliminated any conflict if it would. have been addressed promptly. The. problem was existing prior, to any thing done previously and does not conflict with the area as reported. 3.0 Subcontractors Some,of your Subs (GH, Don) seem to have serious issues regarding customer service. I am sure you are aware of the issues. I have noticed these traits and have been informed�by neighbors of the same characteristics. - These particular subs make you feel like they would rather not deal with you at all. They have received their money for the work, they are not going to make any money for the service they do, and they are too busy to deal with the Problem now. They are demeaning, condescending and make you feel like you are of little importance. I had dealt with your plumbing company on the last repair. The sub was polite and very professional. This is how service should be. Your subs are a representation of Oliphant & Williams: I would think that your company would want only the best for their customers, as I have experienced with you. As you know, happy customers build and maintain business. I felt you should be make aware of this because due to your reps attitude and direction, this matter has escalated which does not benefit anyone.. I realize subs are and can be difficult. Your company has paid them and they are independent. Your job could go much smoother if they handled the problem immediately with a smile and a thank you. l am sure you are too busy to have to deal with issues like these, as they are major killers. You stated once before to call you if I had a problem. Maybe I should have called you first but the direction and attitude of the sub lead me another way. I had a simple problem. Matzner Re: Customer Service Request Dated 07/17/01 Dee: I have just reviewed the items remaining on your customer service list and wanted to update this list. The plumber has repaired item #1. Item # 2 has created a situation I need to respond to. Don Cloes of AC Perfection has been to your home to make an inspection. He reported back to me as follows: A: He found and replaced a GFI outlet that was not tripping correctly. Rather than tripping the outlet, it was tripping your breaker. This item has been replaced.. B. Don determined that the individual wattage of each blow dryer you use is 1250 watts. When used at the same time, they exceed the 1500 -watt maximum of the circuit. To prevent the GFI from tripping in the future, you cannot operate devices together that exceed the wattage at the same time. C. Don stated to me, as well as my own staff, that you have enclosed and/or converted a portion of your garage to a living space. In addition to adding electrical in the garage, he stated that a fountain is also connected to an existing circuit. As I . previously stated, modifications to the electrical system void our warranty. We will not and cannot be responsible for any alterations made to the original system. Mike Oliphant has informed me that you have contacted the City of La Quinta Building Department, in regards to your concerns. The inspector has asked for a copy of our correspondence in regards to the electrical items. I am happy you have elected to take this course of action. I have confidence that they will make a neutral determination as to whether any of your improvements require city inspections and permits and whether any improvements made to the system could compromise the integrity of the original electrical system. We are prepared to correct any items the building official determines is lacking from the approved plans at the time of your building final. As far as the hot switch, Ed stated to me that you have modified the switch with a ' dimmer switch. This deviation from our standard switch voids any warranty work for the new dimmer switch. I previously wrote you that if you modify oun standard, feature (i.e. electrical switches) and install your own item, we would not warranty that item. There`are two things that could cause a dimmer switch to get hot. The first is the load (total wattage) is too much for the dimmer you purchased, and'second is that you bought a -faulty dimmer switch. We install 14%2 wires in the Sonrisa homes, and it is more than sufficient to handle the load of a 600 er 800—watt dimmer. I hope you understand that the wire size will not cause your dimmer to get hot. In addition, you.are correct that there is nothing preventing you from modifying your home. Please understand that we cannot possibly anticipate all of the various ways that homeowners choose;to alter and customize their' home. It is incorrect for'you to assume that we should warranty an item you have modified,. therefore, no additional action will be taken on this one item.
