Page 1 of 1, Les Johnson From: Les Johnson Sent: Wednesday, November 04, 2009 10:21 AM To: ' 6M Ck" T&Agv Cc: David Sawyer; 'Jenson, Kathy'; Greg Butler; Tom Hartung Subject: Carter Residence.- 54940 Avenida Valejo Mr. Garza, This email is being sent. in response to your previous inquiry and request for clarification. regarding the interpretation of a flat versus sloped roof as it relates to the building addition of the Carter residence Iodated at 54940 Avenida Valejo. La Quinta Municipal Code (LQMC) Section 9.50.090.A.8 requires the installation of clay or concrete tile on all new and reroofing of sloped roofs 'in the Cove Residential zoning district. The 1997 California Building Code (CBC) prohibits clay or concrete the on any roof less than 2-1/2:12 (2-1/2 units vertical in 12 units horizontal). Additionally, the 1997 CBC prohibits any material other than a .built-up covering on roof slopes less than 2:12. The result is that the Building Code treats any roof sloped less than 2:12 as a flat roof. The Carter residence addition at 54940 Avenida Vallejo was designed and built with a roof slope of approximately 1:12. Combining the requirements of the LQMC and the restrictions of the CBC, it has been determined that the Carter residence roof is not a sloped roof and thus is considered a flat. roof: Therefore,, the mechanical. equipment is permitted to be installed on the roof, provided it is. screened as required by LQMC Section 9.60.140.. It has also been determination that the proposed screening currently under construction meets the intent and purpose of the.La Quinta Municipal Code, as it relates to this addition. I hope -you find this information of assistance to you in understanding the determination made ;regarding the type of roof existing at the Carter residence and the allowance of a screen wall to help minimize the view of the roof mounted mechanical equipment. Should you have any additional questions, please do not hesitate to contact me.
