Architectural y . 1. 'The trellis detailing provided the committee with more information.. As designed the committee does not believe the structure can be constructed as intended. It is the assumption of the committee that the pebble sample provided will be placed between the stones and then grouted. The 12/8/09 letter appears to suggest that this comment had not yet been addressed by the ADRC. The statement above was provided in our letter dated 11/30/09 and was an approval based on the committee's assumed understanding of the treatment. 2. Full shop drawings and wood samples/finishes must be provided to the ARRC for approval prior to construction of the side and auto gates. The wood sample must be submitted for review prior to fabrication of materials to ensure approval and no delay in time and/or replacement costs for the owner. 3. The use of aluminum edging is not recommended due to the high mineral contact of soils under which aluminum has been shown to degrade in our area. The ADRC suggests the use of steel instead of aluminum. The 12/8/09 letter states that aluminum edging will be replaced with steel. This is acceptable to the committee and the plans should reflect this change. 4. Shiny surfaces cannot be approved therefore the committee is concerned with regards to the house color sample provided. Per the sample provided the finish cannot be approved. Perhaps an alternative sample will reflect a finish that is approvable. The 12/8/09 letter indicates that the .material sample provided was for review of the color only. As this information was not previously noted the committee felt it necessary to comment on the finish as well as the color. Based on the explanation set forth in the 12/8/09 letter the committee has approved the color and understands the product to be a smooth trowel, non -shiny, finish which is acceptable. As required with all projects, a larger field sample is required prior to installation as well. Plantu 1. Trees are still being shown within the rear view corridor of the adjacent lot which is not permitted without written approval from the adjacent lot owner. This includes the trees shown within the property line boundaries (but in the view corridor) and those located beyond the rear property line. Trees in the view corridor (within the property line boundary) on the left side of the lot are acceptable as there is no adjacent lot owner. The process of a written neighborly agreement has been used successfully in the past at Tradition as the issue is an owner issue rather than an issue between the ADRC and the owner submitting the request. In this case we have provided a sample letter, with Mr. Cannavino's contact information, which you can utilize to request his permission. We hope this makes the process easier for your team. 2. Courtesy comment: A variety of plants are shown on the plant palette which are not permitted at Tradition and/or will not survive on the exposures indicated during the summer months. Podocarpus and Jasmine will burn in our desert during the summer unless located in full shade. The letter states the design team is in agreement with this comment. It is a courtesy comment and can be addressed at your discretion. 3. The use of the Rainbow Eucalyptus, due to its mature size and height, is still a concern to the committee in addition to the Eucalyptus not being on the approved planting list. The committee has been unable to find information indicating the species can even survive in 110° plus temperatures as it appears to be tropical in nature. A Variance request should be submitted for review by the ADRC and the Board of Directors if the use is still desired Information indicating that it will be sustainable in the Coachella Valley year round should be submitted with your Variance request. The committee's landscape professionals know of no history of usage of this tree in the immediate area and therefore the committee continues to discourage its use. However, we are inclined to recommend approval of a formal Variance request based on your design team's strong desire to utilize the tree. 4. The additional information provided with regards to the hedge design within the front setback has finally given the committee a clear indication of the design intent and proposed height. The committee is not able to approve the hedge as proposed as it substantially exceeds the allowable height limit for the area proposed (typically assigned to masonry walls). When earlier submittals were received the committee was hopeful that the heights would only minimally exceed the guideline provisions so that a Variance request could be favorably reviewed However, as proposed, the hedge appears to be 2 of 3 12/29/2009 239 AN fi 1 e: ///C : /DOCUU E-1 /GISELA-1 /LOCALS -1 /Temp/ardc_ 12-24-09_ approximately 9 %' tall which is not consistent with other homes and landscape designs within the community. The design would essentially be a green "wall" 9 %' tall at 5'-14' back from curb face. The design of the screening hedge does make an elegant ,solution to the screening of the entry courtyard, but as presently designed would need to be pulled back to the front yard setback and/or the height would need to be lowered to conform to the wall height restrictions noted in our previous comment letter. The committee agrees that- the design is unique and interesting however, it's location to the street, at the heights proposed, still appears to be too intrusive and out of character with other residences within the community. The committee is willing to recommend approval of the structure, as designed, if it is pulled back 10 %1 towards the house. This will allow the design intent to be maintained while providing some relief at the street frontage. 5. The front patio must be screened from the street. A wall could provide screening and could be four feet high if located between 20' — 25' from the back of the curb. All patio furniture and accessories would need to be screened from the street view. Some of the plan sheets do show a door at this location however, if the area is not intended for use as a patio (with furniture, etc.) then no wall will be required. 6. Per the Design Guidelines, all proposed sod areas must be separated by a steel header from adjacent planter beds to deter Bermuda grass from invading the planter beds. The letter states that steel headers will be utilized. Li 1. The use of 26 -watt fixtures is not permitted Please refer to the guidelines with regards to the lighting requirements and allowances. While the committee understands the ideology presented in the 12/8/09 letter, we are still required to monitor the wattage usage with regards to the existing design guidelines. At this time 26 -watt fluorescent bulbs are not being approved. 2. All lamps must be warm spectrum. The use of lamps with a Kelvin rating of 27k -31k, as stated in the 12/8/09 letter, are acceptable. 3. Indicate all fixture specifications, quantities and provide cut sheets for approval. The fixtures and cut sheets were provided with the 12/8/09 letter and are acceptable subject to the wattage requirement being addressed. 4. A minimum of 50% of front yard lighting is required to be photocell onloff per the guidelines. The usage described in the 12/8/09 "letter is acceptable. Please adjust the plan to reflect this information. S. Security lighting/motion lights are not permitted unless located below the side yard wall heights and not visible to adjacent lots or common areas. The usage described in the 12/8/09 letter is acceptable assuming there will be no impact to the adjacent lot. Please adjust the plan to reflect this information. 6. The plan submitted for review was in black and white and illegible however, it appears as if the original was color coded which may be helpful for review by the committee. The information provided is acceptable to the committee. 7. The exterior sconce cut sheet provided could not be approved as submitted. The fixture is too contemporary but can be utilized in areas throughout the residence where not visible to public viewing if desired. The committee suggests the use of a more traditional design and a larger fixture located between the doors, rather than above the doors. Part of the reason the fixture has a contemporary appearance is the Satin Nickel finish shown in the cut sheet provided. If the fixture were proposed in a bronze or black tone and/or a finish that is complimentary to the window frame color, the committee would be inclined to approve. We hope we have addressed the remaining comments in a manner that will allow you to proceed while you finalize your plans.
