The Architectural Committee has reviewed and approved your request to construct a
wood shade structure to be installed at the back patio and resurface the existing walkways
and patios at your 54-790 Southern Hills residence with the following stipulations:
• Verify property corners at the, rear to maintain 15 foot setback. Leave corners
exposed for inspection.
• Use only.good quality lumber: Select Structural with one half inch or less knots.
The lumber is to have an architectural finish and appearance.
Prime and paint all material prior to installing. The colors are to .match the
house.
• Install 3x3 edge band on all 30 lattice ends.
• Block at all attachments and add rafter block at mid-span and above header.
• Size of the patio cover is dependant on 15 foot and 5 foot setbacks.
• Obtain all applicable permits from the City of La Quinta and supply signed
copies to the Homeowners' Association.
• Your contractor is to provide caulking at all penetrations into the -stucco to
maintain a waterproof condition.
• Comply with the, comments on the drawing received by the Committee.
• Provide a file copy of the plan submittal to the Committee.
Additionally, we want to reiterate that the maintenance of the patio shade structure will ,
be solely the responsibility of the homeowner and will not -be in any way the
responsibility. of the Association. This provision is recorded with the County of,,
Riverside and runs with the land.
With regard to your request to plant a low hedge, the Landscape Manager, Bill Bobbitt,
has the following comments and stipulations:
