COMMUNITY LA QUINTA DEVELOPMENT The Architectural Committee has reviewed your Architectural Variance Application for the addition of the above listed variances per the plan submittal prepared by Curdes Pools, amended date of approximately October 12, 2016. The proposed scope of work is conceptually acceptable in accordance with the Architectural Guidelines, Homeowner's Association CC&R's and Maintenance and Indemnity Agreement. The proposed pool/spa addition is subiect to requirements, restrictions and comments pertinent to this review. The following conditions and/or requirements are pertinent and subject to the acceptance. 1. Prior to,the start of any work, provide a signed set of plans, stamped by the City of La Quinta, and the city issued permit. Complete a photograph record of the existing condition of all construction areas inclusive of both side yards, rear yard and street side common area to ascertain the condition prior to construction. Provide a copy of the structural plan for the file. 2. The contractor to provide all of the required insurances in accordance with the application, including insurance on behalf of the contractor's subcontractors. The HOA does not have a role in the process to obtain these certificates. 3. The HOA does not give permission or accept the use of the golf course for access to this project. The golf course is to provide a written approval to the HOA prior to starting. 4. The proposed dimensions as amended are not compatible with the note regarding "hedge to remain". 5. The HOA and Committee do not provide an opinion on the location of this project and the • • adiacent eolf course. 6. The pool contractor must remove all excess excavation materials from the site. The homeowner and the contractor to schedule a meeting with the Landscapefirrigation Manager, .Bill Bobbitt, and the Maintenance/Lighting Manager, William Aceves, prior to the start of any work. The purpose is to confirm the pre -construction condition, establishing the responsibility for existing HOA property. 8. The contractor to provide verified rear property line corners. Staked corners are to remain during construction and for final inspection. 9. The homeowner and contractor are required .to provide code compliant drainage flow and water drainage system to prevent damage to the structure and adjacent areas. 10. The condition between the small decking at the existing patio deck must have a trench drain to collect the water from the length of the new deck. 11. The contractor is to, verify and locate any easements and underground utilities. Any damage or disruption is to be repaired immediately. Note: there are likely existing irrigation main lines and control wires in this area to be verified and the HOA notified. 13. The contractor is responsible for all protection, rerouting and modifications of existing utility services belonging to HOA or utility companies. 14. The HOA is not responsible for verifying property lines, easements, existing utility 'services, irrigation and drainage lines. The HOA and its' representatives do not accept any responsibility for verification or accuracy of this information. 15. The HOA does not provide permission to access the rear of the property from the golf course. The proposed access is assumed from the property side yard and subject to major refurbishing of the area by the contractor. 16. Any electrical wiring exposed during construction must be reported to the Association. 17. The contractor to repair and/or replace any damaged irrigation, landscape, hardscape, lights, drainage devices or street surface damage to the satisfaction of the HOA. Any irrigation or lighting to be maintained in operation. 18. All landscape. and. irrigation modifications are the responsibility of the homeowner and their contractor. The project should be completed within 45 days of starting. 28. The Committee's review is only for the architectural implications of the project.
