Dear Mr. Cathcart:
On April- 10, 2009, I performed an inspection at the above property. The purpose was to
verify correction of the deficiencies noted by county inspector Kinsey in a correction
letter dated February 2, 1972. The La Quinta Building and Safety Department has
determined that the conditions of the correction letter have been met for the scope of
work covered by the 1972 County inspection. However, it appears that additional
unpermitted work may have been performed at the property. To clear this property of
code compliance issues, the following items must be corrected:
1. Protection from seismic damage shall be provided at water heater located in
laundry room. Anchor water heater by providing straps to resist
horizontal displacement at the upper and lower one -thirds of its vertical
dimension.
2. Each plumbing fixture trap shall be protected against siphonage and back-
pressure; and air circulation shall be ensured throughout all parts of the.
drainage system by means of vent pipes. Venting for bathroom fixtures shall
be sized appropriately for the fixtures served and terminated in an approved
location. Extend the two-inch ABS vent pipe currently terminating at the
exterior of the bathroom wall, vertically through the roof, to terminate
not less than six inches above the roof.
3. Rooms containing bathtubs, showers, spas and similar bathing fixtures shall
be mechanically ventilated at a rate fifty cubic feet per minute (50 cfm) for
non-cohtinuous operation. install an environmental exhaust fan, capable of
exhausting 50 cfm, at the bathroom adjacentto the laundry room.
4. Exposed nonmetallic -sheathed wiring shall be protected from physical
damage by an approved conduit. The enclosed carport has electrical
installations exposed on the exterior surfaces of the building which are
required to be concealed.within an approved conduit. Remove this wiring in
a manner that does not create additional.violations or revise it to comply.
with the California Electrical Code.

escrow process, nor do these items offer a comprehensive analysis of building code
violations throughout the entire residence. The items listed are violations that pertain to
the carport enclosure construction identified in county permit number 204364 and the'
subsequent renovations that may have been done within that area since.
To correct these violations:
1. A "Special Inspection" permit must be purchased by a properly licensed
contractor (a `B" licensee, for example, may perform all of the work).
2. An inspection must be scheduled (more than one maybe needed to avoid
covering work that requires inspection) to verify the four items, above.
3. This letter and the inspection results will be placed in the file for this property to
show compliance as of the inspection date.
