Re: Ibiza Patio Field Inspection

Dear Skip,
The following discrepancies were observed during the field inspection for the patio:
1. The beams butting against the house were not mounted on the posts provided
inside the wall of the house.
This may be remedied by installing (2) W round x 12" lag bolts with'2" square
x 3/16" washers from within the house side and through the post into the end of
each beam.
2. The ledgers that support the roof rafters at the patio roofs were not bolted as
called out.
Install the required lag bolts in staggered fashion and skip every third stud
space.
3. The post strap at the bottom of each post was observed to be too short. The
straps must be at least 24" long. Please weld extensions on each'side and bolt
through the post. as detailed on plans.
4.. The corbels on the patio posts were not bolted as indicated on the plans.
Please provide 3/" round -threaded rods from the top of the beam and through
to the underside of the corbel, and one 3/" threaded rod through the side face
of one corbel all .the way through the post and to the other side of the other
corbel. These may be countersunk into each corbel Please do the same for
corbels where posts butt against the house wall. At the house wall also provide
a 5 x'10 post under the beam and lagged into the corner post of the. wall with
W .round machine bolts through to the inside face of the wall.
5. Some decorative post -to -beam brackets were omitted. ,Please install all
brackets as required by plans.
